The combined property tax rate in Miramar, FL is 20.0551 mills for the 2025 tax year, which works out to roughly $20.06 for every $1,000 of taxable value.1Broward County Property Appraiser. BCPA – Millage That number is not set by the city alone. It stacks together levies from Miramar, Broward County, the School Board, and several smaller districts, each adopted at separate public hearings every September. Exemptions, the Save Our Homes assessment cap, and early-payment discounts all pull your actual bill below the sticker rate, often by thousands of dollars a year.
Where the 20.0551 Mills Comes From
Every taxing authority that covers Miramar sets its own rate, and the Property Appraiser adds them together on a single bill. For 2025, the pieces look like this:2Broward County Property Appraiser. 2025 Proposed Millage Rate Table
- City of Miramar operating: 7.1172 mills, funding police, fire-rescue, parks, and city infrastructure3City of Miramar. City of Miramar File O1852
- Broward County operating: 5.6690 mills, covering detention facilities, the 911 center, transit, libraries, county parks, and human services4Broward County. Facts About Your Tax Bill
- Broward County School Board: 6.3200 mills operating, plus 0.1645 mills for debt service
- Children’s Services Council: 0.4500 mills
- South Broward Hospital District: 0.0805 mills
- South Florida Water Management District: 0.2301 mills, for flood control, water supply, and Everglades restoration5The Florida Legislature. Florida Code 373.503 – Manner of Taxation
- Florida Inland Navigation District: 0.0288 mills
One mill equals $1 of tax per $1,000 of taxable value. So Miramar’s city share alone costs $7.12 per $1,000, and the full 20.0551-mill combined rate costs about $20.06 per $1,000.6City of Miramar. Management and Budget Rates are reset each fall after budget hearings and apply to the November tax bill, so the figure can shift year to year.
One note on what the millage rate does not cover: your bill also includes non-ad valorem assessments, which are flat charges for services like stormwater, solid waste, and fire rescue. They are set as dollar amounts rather than mills, and exemptions do not reduce them.
How the Rate Turns Into a Dollar Amount
The millage rate is only half of the math. The other half is taxable value, which the Broward County Property Appraiser builds in two steps starting from the January 1 market value of your home.
First, if you have a homestead, the Save Our Homes cap may hold your assessed value below market. Second, exemptions come off the top. Whatever remains is the taxable value, and your tax equals that figure multiplied by the combined millage rate, divided by 1,000.
Take a homesteaded Miramar home with a market value of $350,000 in its first year of homestead (no Save Our Homes benefit built up yet):
- Assessed value: $350,000
- Taxable value for school taxes (after $25,000 homestead): $325,000
- Taxable value for all other taxes (after $50,000 homestead): $300,000
- Estimated tax: roughly $6,100 to $6,200, before any non-ad valorem assessments
You can run your own figures through the Property Appraiser’s online estimator, which uses an average countywide millage of 19.8394 mills.7Broward County Property Appraiser. Broward County Property Appraiser Home Buyer’s Tax Estimator
Homestead Exemption and the Save Our Homes Cap
If the home is your permanent residence on January 1, the homestead exemption shields up to $50,000 of assessed value, but it is split in a way that matters:8The Florida Legislature. Florida Code 196.031 – Exemption of Homesteads
- The first $25,000 applies to every taxing authority, including the School Board.
- An additional $25,000 applies only to non-school levies, and only on assessed value between $50,001 and $75,000. Homes assessed below $50,000 get no benefit from this second piece.
In practice, school taxes are figured on a value $25,000 below market, while every other levy is figured on a value $50,000 below market, assuming your home is assessed above $75,000. At Miramar’s roughly 20-mill combined rate, the full exemption saves about $900 to $1,000 a year.
Apply with the Broward County Property Appraiser by March 1 of the year you want the exemption to start.9Florida Department of Revenue. Save Our Homes Assessment Limitation and Portability Transfer Once granted, it carries forward automatically.
Starting with your second year of homestead, Save Our Homes caps the annual increase in assessed value at 3% or the change in the Consumer Price Index, whichever is lower.9Florida Department of Revenue. Save Our Homes Assessment Limitation and Portability Transfer When Miramar property values rise faster than that, a gap opens between assessed and market value, and your tax is calculated on the lower assessed figure. A longtime owner who bought at $250,000 and now has a $450,000 market value might still be assessed closer to $310,000. The cap resets to full market value when you sell or lose the exemption, though portability lets you carry up to $500,000 of the benefit to a new Florida homestead if you file Form DR-501T by March 1 and establish the new homestead within three years of giving up the old one.10The Florida Legislature. Other Exemptions That Stack on Top
A few additional exemptions apply to specific groups, each requiring a separate application with the Broward County Property Appraiser, generally by March 1.
Senior Exemption
Homeowners 65 or older with household income at or below $38,686 (the 2026 adjusted limit) may qualify for up to another $50,000 of exemption on top of the standard homestead.11Florida Department of Revenue. Two Additional Homestead Exemptions for Persons 65 and Older The income limit changes each year. Broward County has adopted the exemption, so Miramar seniors who meet the income test can claim it.
Disabled Veteran Exemption
Veterans with a service-connected total and permanent disability rating from the VA are fully exempt from property tax on their homestead.12The Florida Legislature. Florida Code 196.081 – Exemption for Totally and Permanently Disabled Veterans A surviving spouse who holds title and continues to live there keeps the exemption, and can transfer the most recent tax roll amount to a new primary residence after a later move, provided they do not remarry.
Widow, Widower, Blind, and Disability Exemption
Widows, widowers, blind individuals, and people who are totally and permanently disabled receive a $5,000 reduction in taxable value, worth about $100 a year at Miramar’s rate.13Florida Department of Revenue. Other Property Tax Benefits It stacks with the homestead exemption.
Due Date and Early-Payment Discounts
Tax bills go out November 1 and are due in full by March 31.14Broward County Tax Collector. Property Tax Pay early and the state knocks down the amount:15Florida Senate. Florida Code 197.162 – Tax Discount Payment Periods
- November: 4%
- December: 3%
- January: 2%
- February: 1%
- March: full amount
On a $5,000 bill, paying in November saves $200. If a mortgage lender escrows your taxes, they typically remit in November to capture the full discount. You can pay online by electronic check at no charge, or by credit card with a 2.55% processing fee charged by the card company. Mail and in-person payments at Tax Collector branches are also accepted.14Broward County Tax Collector. Property Tax
What Happens If You Miss the Deadline
Taxes unpaid after March 31 go delinquent on April 1 and immediately accrue interest at 18% per year, with a 3% minimum charge.16Florida Senate. Florida Code Chapter 197 – Tax Collections, Sales, and Liens There is no grace period.
By June 1, the Tax Collector must sell tax certificates on all delinquent properties.17Florida Senate. Florida Code 197.432 – Sale of Tax Certificates An investor pays your taxes plus penalties, and in exchange holds a certificate that earns interest (up to 18%) until you redeem it. The certificate is a lien, not a transfer of ownership. After two years of delinquency, though, the certificate holder can apply for a tax deed and force a public auction of the property. The timeline from a missed March 31 payment to a potential auction is shorter than most owners expect.
Challenging Your Assessment
If you think the Property Appraiser overvalued your home or wrongly denied an exemption, you can petition the Broward County Value Adjustment Board. The TRIM (Truth in Millage) notice arrives in mid-August and lists your proposed assessed value, exemptions, and tentative tax, along with your filing deadline, which Florida law sets at 25 days after the notice is mailed.18Broward County Property Appraiser. Tax Roll Calendar
Filing costs $25 per parcel.19Broward County. Value Adjustment Board You present evidence (usually comparable sales from your neighborhood) to a special magistrate, who recommends a decision for the Board to accept, reject, or modify. Many owners handle the hearing themselves with a folder of comps. If the assessment is off by a meaningful amount, the potential savings across years usually outweigh the filing fee and preparation time.
