Nevada Property Tax Rate: Caps, Exemptions, and Due Dates

The Nevada property tax rate varies by location, but most taxing districts charge between about $2.50 and $3.66 per $100 of assessed value. Because the state applies the rate to only 35% of a property’s taxable value, the average effective rate works out to roughly 0.50% of a home’s market value, which is below the national average. A built-in cap on annual bill increases keeps costs more predictable than in many other states.1Nevada Legislature. Nevada Code 361.225 – Rate of Assessment

How the Rate Turns Into a Bill

Every tax bill starts with taxable value, which the county assessor sets in two parts. Land is valued from recent sales data. Buildings are valued at current replacement cost, minus depreciation of 1.5% per year of effective age, capped at 50 years.2Clark County, NV. Real Property A new home gets no depreciation; a 30-year-old home gets 45% knocked off the replacement cost of its structure.

State law then multiplies taxable value by 35% to produce the assessed value, and that smaller number is what the tax rate is applied to.1Nevada Legislature. Nevada Code 361.225 – Rate of Assessment So a home with a taxable value of $400,000 has an assessed value of $140,000. At a combined rate of $3.00 per $100, the initial calculated tax is $4,200 before any abatement or exemption.

What Rates Actually Look Like Across Nevada

Two ceilings hold rates down. The Nevada Constitution caps the total property tax levy at $5.00 per $100 of assessed value.3Nevada Legislature. The Constitution of the State of Nevada – Section: Article 10, Section 2 A tighter statutory limit under NRS 361.453 sets general levies at $3.64 per $100.4Nevada Legislature. Nevada Code 361.453 – Limitation on Total Ad Valorem Tax Levy, Exceptions Voter-approved bonds and special levies can push an area’s effective rate slightly above the $3.64 statutory limit, but never past the constitutional $5.00 ceiling.

For fiscal year 2025–2026, combined rates range from about $2.52 in some rural areas to $3.66 in parts of Washoe County. Rates for the most populated areas:5Nevada Department of Taxation. Property Tax Rates for Nevada Local Governments Fiscal Year 2025-2026

  • Las Vegas: $3.2782 per $100
  • Henderson: $2.9611 per $100
  • North Las Vegas: $3.3544 per $100
  • Reno: $3.6600 per $100
  • Sparks: $3.6600 per $100
  • Unincorporated Clark County: $2.7264 per $100

Your exact rate depends on which overlapping taxing districts cover the parcel: county, school district, city, and any special districts for things like fire protection or flood control. The county assessor’s office can confirm the combined rate for a specific address.

The Annual Cap on Your Tax Bill

Even if assessed values jump, Nevada limits how much your actual bill can grow from one year to the next. The state calls this a partial abatement. It caps the increase in your bill rather than freezing the property’s value, and the cap you qualify for depends on how the property is used.

3% Cap for Owner-Occupied Homes

If you own and live in a single-family home as your primary residence, your bill cannot rise more than 3% over the prior year.6Nevada Legislature. Nevada Code 361.4723 – Partial Abatement of Taxes Levied on Certain Single-Family Residences You have to file an owner-occupancy affidavit with the county assessor to get it. Skip that step and the property defaults to the higher cap.

Up to 8% for Everything Else

Rental properties, commercial buildings, vacant land, and homes that are not owner-occupied fall under NRS 361.4722.7Nevada Legislature. Nevada Code 361.4722 – Partial Abatement of Taxes Levied on Property for Which Assessed Valuation Has Been Established or on Remainder Parcel of Real Property The annual increase here is limited to the greater of the county’s 10-year average change in total assessed valuation or twice the prior year’s Consumer Price Index increase, but never above 8%.

When the Cap Resets

Selling or transferring a property strips the existing abatement. The 3% owner-occupied cap comes off at the recorded transfer, and the new buyer has to file a fresh affidavit to claim it.8Clark County, NV. Tax Abatement Until that affidavit is on file, the property sits under the higher cap. Buyers who close late in the fiscal year sometimes don’t notice until a bill arrives well above what the seller was paying.

New construction and properties with a change in use don’t get any abatement in their first year on the tax roll. The appropriate cap takes effect the following fiscal year.9Carson City. Exemptions That Lower What You Owe

Nevada’s exemptions subtract a fixed dollar amount from the assessed value before the tax rate is applied. They’re not percentage discounts off the final bill. You apply through the county assessor and provide proof of eligibility with the first application.

Veterans

Any Nevada resident who served at least 90 continuous days of active duty and received an honorable discharge qualifies for a $2,000 reduction in assessed valuation.10Nevada Legislature. Nevada Code 361.090 – Veterans Exemptions A DD-214 or certificate of satisfactory service is typically required.

Disabled Veterans

Veterans with a permanent service-connected disability get a larger exemption scaled to the disability rating:11Nevada Legislature. NRS Chapter 361 – Property Tax – Section: NRS 361.091

  • 100% disability: $20,000 assessed valuation exemption
  • 80% to 99%: $15,000 assessed valuation exemption
  • 60% to 79%: $10,000 assessed valuation exemption

VA or Department of Defense documentation showing the disability percentage is required. The surviving spouse of a disabled veteran may also qualify.

Surviving Spouses

The surviving spouse of a deceased person can claim a $1,000 exemption in assessed valuation, adjusted annually for inflation since 2005.12Nevada Legislature. Nevada Code 361.080 – Exemption of Property of Surviving Spouses Remarriage ends the exemption permanently, even if the later marriage is annulled.

Blind Residents

Legally blind Nevada residents qualify for a $3,000 exemption in assessed valuation, also adjusted annually for inflation.13Nevada Legislature. NRS Chapter 361 – Property Tax – Section: NRS 361.085 A certificate from a Nevada-licensed physician confirming the diagnosis must accompany the application.

Senior Citizens

Nevada’s Senior Citizens’ Property Tax Assistance Program provides a refund of up to $500 for eligible homeowners aged 65 or older on their primary residence, subject to income and asset limits. It’s run through the Aging and Disability Services Division, not the county assessor, so you apply separately.

When Payments Are Due

Nevada bills property tax in four quarterly installments. For fiscal year 2025–2026:

  • First installment: third Monday in August (August 18, 2025)
  • Second installment: first Monday in October (October 6, 2025)
  • Third installment: first Monday in January (January 5, 2026)
  • Fourth installment: first Monday in March (March 2, 2026)

The county treasurer handles payments. Most counties accept online payments, mailed checks, and in-person visits, and mailed payments are timely if postmarked by the due date.14Clark County Treasurer. Clark County Treasurer – FAQs

After a 10-day grace period, penalties stack based on how many installments are delinquent at the same time:15Nye County, NV Official Website. Penalties

  • One installment late: 4% penalty
  • Two installments late: additional 5% penalty on both
  • Three installments late: additional 6% penalty on all three
  • All four installments late: additional 7% penalty on the full amount

Unpaid balances also accrue 10% annual interest, assessed monthly, on top of the penalty.16Nevada Legislature. NRS Chapter 361 – Property Tax – Section: NRS 361.570 Paying each installment on time is far cheaper than catching up later.
