If the Lien Is on Your Property for Unpaid Property Tax

Local property tax liens run on a different track. When county taxes go unpaid, the collector is required by law to sell the lien at public auction. Property taxes are due without interest on July 1; interest accrues starting October 1. At least 30 days before advertising the sale, the collector must mail you a statement. Redeeming the Property

You can redeem at any time before a court forecloses your right of redemption. There’s no fixed calendar deadline, but the cost climbs the longer you wait. Redeem within four months of the sale and you owe the county the amount bid plus interest and any taxes accrued after the sale date. What Happens If You Do Nothing

Wage Liens

The Comptroller can place a continuous lien on your salary and wages that runs until the entire balance is paid. Bank Levies

The Comptroller can send a lien notice directly to financial institutions believed to hold your assets. That can freeze accounts and redirect funds to the tax debt. Combined with a wage lien, the effect on monthly cash flow is severe.

Losing the Property

For a property tax lien, the end of the line is losing the home. If you don’t redeem before the certificate holder obtains a foreclosure judgment, ownership transfers permanently. Certificate holders have every financial reason to push the case through.

Bankruptcy Isn’t a Reset

Bankruptcy doesn’t erase a properly filed tax lien the way many people assume. In a Chapter 7 case, exemptions like the homestead exemption generally do not protect against a federal tax lien; in one case a trustee successfully argued the homestead exemption was subordinate to the lien and the home was ordered sold.
