Oldham County Property Tax: Rates, Exemptions, and Appeals

Oldham County property tax is calculated by multiplying your property’s assessed fair cash value by the combined rate set by the county, school district, and any special districts serving your parcel. The Oldham County Sheriff’s Office mails bills by the end of September, and paying by November 1 earns you a 2% discount.1Kentucky Legislative Research Commission. Kentucky Revised Statute 134.015 – Due Dates, Person Responsible for Payment Miss that date and the bill still has runway, but the penalties stack quickly once the calendar turns.

When to Pay and What It Costs If You’re Late

The payment schedule is set by KRS 134.015 and runs the same way every year:1Kentucky Legislative Research Commission. Kentucky Revised Statute 134.015 – Due Dates, Person Responsible for Payment

  • Through November 1: 2% discount on the total due.
  • November 2 through December 31: face amount, no discount, no penalty.
  • January 1 through January 31: 5% penalty added.
  • After January 31: penalty increases to 10%.

You can mail a check or money order to the Oldham County Sheriff’s Office at 100 West Jefferson Street, La Grange, KY 40031, pay in person, or pay online with a credit card through the sheriff’s website. Write your Property I.D. number from the bill on any mailed payment.2Oldham County Sheriff. If your mortgage lender escrows for taxes, the lender typically pays the bill, but you still get a copy and you remain legally responsible for making sure payment happens. Call the lender before November 1 if you aren’t certain. Assuming someone else paid, then finding out in January that nobody did, means you pay the penalty.

How Your Bill Is Calculated

Your bill is the assessed value of your property multiplied by a combined rate. The Oldham County Property Valuation Administrator sets the assessed value based on fair cash value — the price your property would bring in a voluntary sale between a willing buyer and seller. The PVA uses physical characteristics, comparable sales, and property condition to arrive at that figure. Kentucky reassesses every four years, though the PVA can update values in between when warranted, and there’s no statutory cap on how much any single property’s assessment can rise in a year.

The combined rate is the sum of each taxing district that covers your parcel: county government, the school district, and applicable fire, library, or other special districts. Each district sets its own rate per $100 of assessed value, and your bill itemizes every one so you can see where the money goes.

There is a statewide limit on how fast those district rates can grow revenue. Under KRS 68.245, known as the HB 44 rule, a taxing district cannot adopt a rate that produces more than 4% additional revenue from existing real property over the prior year. Revenue from new construction is excluded from the calculation. A district that wants to exceed 4% must hold a public hearing, and the excess portion is subject to a taxpayer recall vote.4Kentucky Department of Revenue. Property Tax Rates The limit controls the district’s overall take, not any one owner’s bill, so your personal tax can still jump if your assessment rises.

Exemptions That Reduce Your Bill

Homestead and Disability Exemption

If you are 65 or older, or totally disabled, you can subtract $49,100 from the assessed value of the home you own and occupy as your permanent residence.5Justia Law. Kentucky Revised Statutes 132.810 – Homestead Exemption, Application, Qualification You apply through the Oldham County PVA on forms prescribed by the Kentucky Department of Revenue, with proof of age or disability status.

For the disability version, you must be classified as totally disabled under a program administered by a federal agency, the Social Security Administration, or a qualifying retirement system. Applicants under 65 generally must reapply each year unless the disability is service-connected for veterans or has been deemed total and permanent by Social Security or Kentucky Retirement Systems.5Justia Law. Kentucky Revised Statutes 132.810 – Homestead Exemption, Application, Qualification Only one exemption is allowed per residential unit, even when more than one qualifying person lives there.

Agricultural and Horticultural Use Valuation

Farm and horticultural property can be assessed on agricultural productivity rather than market value. Agricultural land qualifies with at least 10 contiguous acres used for crops, livestock, or timber. Horticultural tracts and commercial aquaculture qualify at 5 contiguous acres. Land enrolled in a state or federal agricultural payment program qualifies regardless of acreage.6Justia Law. Kentucky Revised Statutes 132.010 – Definitions for Chapter Applications are filed with the PVA on or before March 1 of the year the valuation is to take effect. On the suburban edge of Oldham County, where residential land values far exceed farming productivity, the difference between the two valuations can be large.

Appealing Your Assessment

If the PVA’s value looks too high, there is a structured path to challenge it, and the deadlines are strict. Miss them and you wait a year.

Conference with the PVA

The first step is an informal conference with the PVA or a deputy during the annual open inspection period. In Oldham County the period opens the first Monday in May and runs 13 consecutive days. For 2026, in-person conferences are available May 4 through May 18, including two Saturday mornings from 8:00 a.m. to noon. An online appeal option runs from March 10 through May 18, 2026.7Oldham County PVA. Real Estate Appeals, Open Inspection Period Many disputes resolve here, and the conference is required before any formal appeal.

Local Board of Assessment Appeals

If the conference doesn’t settle it, file a written appeal with the Oldham County Clerk’s office stating your reasons, identifying the property, and giving your opinion of fair cash value. The filing deadline is the Tuesday following the close of the inspection period. A three-member local board holds a public hearing where you and the PVA each present your case. You carry the burden of proving your value with factual evidence, and failure to provide requested information will cause the appeal to be denied.8Kentucky Legislative Research Commission. Kentucky Revised Statute 133.120 – Appeal Procedure

Evidence That Moves the Needle

Recent comparable sales showing lower prices for similar properties are the strongest evidence. The board will also consider recent independent appraisals, original construction costs, income and expense statements for commercial property, documentation of insured value, and the asking price if the property was recently listed.9Oldham County PVA. Real Estate Appeals Evidence of structural damage, deferred maintenance, or environmental issues that cut value can also help. An opinion that taxes feel too high will not. A professional appraisal costs money upfront, but when the PVA’s value and an appraiser’s value are far apart, it is the single most effective exhibit you can bring.

What Happens If You Don’t Pay

On April 15, or three months and 15 days after the due date under an alternative schedule, the sheriff transfers uncollected tax bills to the Oldham County Clerk. Your unpaid bill becomes a certificate of delinquency, which is a lien on your property, and it now includes the original tax, the 10% late penalty, and the sheriff’s commission and add-on fees.10Kentucky Legislative Research Commission. Kentucky Revised Statute 134.122 – Transfer of Certificates of Delinquency by Sheriff to Clerk

The clerk then offers these certificates for sale to third-party purchasers, typically starting in mid-July and running through late October. The sale is advertised in the local newspaper and posted on the clerk’s website at least 30 days ahead.11Kentucky Department of Revenue. Delinquent Property Tax Once a third party buys your certificate, you no longer owe the county; you owe the purchaser, who can add substantial fees. You can request an installment plan from the purchaser, but your total cost will be well above the original bill.

If the debt is still unpaid one year after the delinquency date, the certificate holder can file to foreclose on the lien after giving you at least 45 days’ written notice by certified mail.12Kentucky Legislative Research Commission. Kentucky Revised Statute 134.490 – Actions by Owner of Certificate of Delinquency to Collect Tax foreclosure is uncommon, but it is real, and the cost accelerates once a third party is holding the certificate.

A Separate Obligation for Business Owners

If you own business equipment, inventory, trade tools, fixtures, or other physical property used in a business or held for income production, that’s a separate tax from your real estate bill. You must file a tangible personal property tax return (Form 62A500) by May 15 each year. No extensions are available, late returns are assessed penalties and interest by the Kentucky Department of Revenue’s Division of State Valuation, and late filers lose any early-payment discount.13Commonwealth of Kentucky Department of Revenue. Personal Property Tax Forms and Instructions The requirement reaches anyone who owns, leases, or holds a beneficial interest in taxable tangible property in Kentucky as of January 1 of the tax year, including sole proprietors, LLCs, partnerships, and corporations.
