Image Mate Online2Oneida County. Real Property Services Each record shows the parcel’s assessed value, taxable value after exemptions, the separate county, town, and school levies, parcel size and description, and the payment history. You can search by Section-Block-Lot number, owner name, or street address.

How to Search a Parcel

The fastest search uses the Section-Block-Lot number, sometimes called the Tax Map ID. It stays attached to the land even when ownership changes or a street is renamed. You’ll find it on a prior tax bill, on a recorded deed from the County Clerk, or on the county’s tax maps.

If you don’t have the SBL, search by the owner’s legal name exactly as it appears on official documents, or by the full street address including the house number. Misspelled names and partial addresses are the usual reason a search returns nothing. Double-check your input before concluding the record doesn’t exist.

What the Record Shows

Each parcel’s record opens with the assessed value, which is what the local assessor determined the land and any structures are worth. New York law requires every property to be assessed at a uniform percentage of current market value, meaning the price a willing buyer would pay a willing seller.3New York State Senate. New York Real Property Tax Law 305 – Assessment Methods and Standard The assessor arrives at that figure through comparable sales, income analysis, or the cost approach, using July 1 of the preceding year as the valuation date.4New York State Department of Taxation and Finance. Below the assessed value sits the taxable value, which is what remains after any exemptions are subtracted. The most common exemption on Oneida County records is the School Tax Relief (STAR) program, which reduces school tax bills for eligible homeowners.5New York State Department of Taxation and Finance. STAR Resource Center Veterans’, senior citizens’, and agricultural exemptions appear here when they apply. If you expect to see an exemption and it’s missing, that’s worth resolving before paying the bill.

The record then breaks the total tax into separate levies for the county, the town, and the school district. Each is calculated by multiplying the taxable value by that jurisdiction’s rate per thousand dollars of assessed value. You’ll also see parcel size, a physical description, and payment history showing whether prior years’ taxes were paid on time or are still outstanding.

What the Record Does Not Show

County tax records cover government-imposed charges only. They do not reveal private mortgage liens, mechanic’s liens, or judgment liens against the property. Those surface only in a title search of deed and court records. If you’re buying, don’t treat a clean tax record as proof that no other financial claims exist against the parcel.

Using Image Mate Online

Image Mate Online is the county’s digital portal for assessment and tax data, with access to tax maps and property photographs alongside the record itself.1Oneida County. Confirming an Escrow Payment Posted

If your mortgage lender pays taxes from an escrow account, verify after each installment that the payment actually posted. Pull your parcel up in Image Mate and look for the payment on the record. If it hasn’t appeared within a few days of the due date, contact your lender’s escrow department before penalties start accruing.

When Records Update

Oneida County follows New York’s annual assessment calendar, and the version of the record you’re looking at depends on where you are in that cycle.

  • March 1 — Taxable status date: Ownership and property condition are locked for the coming year, and most exemption applications are due.8New York State Senate. New York Real Property Tax Law 302 – Taxable Status Date
  • May 1 — Tentative assessment roll: In most towns the assessor publishes proposed assessments on this date. This is the version to review if you want to catch errors.9New York State Department of Taxation and Finance. Overview of the Assessment Roll
  • Fourth Tuesday in May — Grievance Day: The typical deadline for filing a formal assessment complaint. Dates can vary by municipality, so confirm with your local assessor or town clerk.10New York State Department of Taxation and Finance. Grievance Procedures
  • July 1 — Final assessment roll: After the Board of Assessment Review hears grievances and makes adjustments, the final roll is filed and tax rates are applied to produce bills.

If the Record Shows a Problem

If the tentative roll lists an assessed value higher than you think your property is worth, you can file a formal grievance with your local Board of Assessment Review using Form RP-524. The deadlines are strict, and missing them forfeits administrative and judicial review for the entire year.10New York State Department of Taxation and Finance. Grievance Procedures Supporting evidence such as a recent appraisal, comparable sales, or photographs of the property’s condition strengthens the complaint.

If the record shows unpaid taxes, act before the redemption period runs out. A lien attaches automatically once taxes become delinquent, interest accrues at the rates set under state law, and a missed installment within 15 days of its due date adds a 5 percent late charge.11New York State Senate. New York Real Property Tax Law 1184 – Payment of Delinquent Taxes in Installments The standard redemption window in New York is two years from the lien date; it can be shortened to one year for vacant and abandoned parcels, and extended beyond two years for residential and farm properties.12New York State Senate. New York Real Property Tax Law 1110 Once that window closes, the county’s Real Estate Division moves toward foreclosure and public auction.13Oneida County. Real Estate Division Call the County Treasury division before the deadline passes; installment agreements are available under state law and freeze the interest rate at the level in effect when you sign.
