Onondaga County Property Tax: Rates, Due Dates & Exemptions

Onondaga County property tax bills are calculated by multiplying your property’s taxable assessed value by the tax rate per thousand set by each jurisdiction that taxes you โ€” the county, your town, your school district, and any special districts. Town and county taxes are due by January 31, school taxes around September 1, and several exemptions can lower what you owe if you apply by March 1.

How Your Bill Is Calculated

Every property in Onondaga County is given an assessed value by the local town or city assessor. New York law requires that all property within a municipality be assessed at the same percentage of market value, so your home is measured against the same yardstick as your neighbor’s.1New York State Senate. Once you subtract any exemptions from your assessed value, you have your taxable assessment. Multiply that by the tax rate per thousand and you have the tax owed to that jurisdiction. The rate itself is set by dividing each jurisdiction’s total tax levy by the total taxable assessments in the area, then multiplying by 1,000.3New York State Department of Taxation and Finance. Because towns across the county can assess at different percentages of market value, the state applies equalization rates to keep countywide and school taxes fair across jurisdictions.4New York State Department of Taxation and Finance. When Payments Are Due

Onondaga County property owners get two separate tax bills each year. The combined town and county bill arrives in late December or early January. In the nineteen towns, it’s due the first business day in January and can be paid without penalty through January 31. If your mortgage includes an escrow account, your lender pays these directly.

The City of Syracuse runs on its own schedule. The March 1 exemption deadline that applies to the towns does not apply inside Syracuse, and the city handles its own tax collection through its finance office.6Onondaga County. Some towns accept partial payments, but only if you have no delinquent taxes from prior years, and the first partial payment must reach the receiver before the no-penalty deadline. Partial payments can’t be made online.7Town of Onondaga New York. Tax Collection Schedule

What Late Payment Costs

Miss January 31 and penalties start right away. The town receiver still takes payments for a while, but the added interest climbs each month:

  • February: 1% penalty
  • March: 1.5% penalty
  • April: 6% penalty
  • May: 6.5% penalty
  • June: 7% penalty
  • July: 7.5% penalty, plus a $0.25 filing fee and $5 discharge of lien fee
  • August: 8% penalty, plus a $0.25 filing fee and $5 discharge of lien fee
  • September: 8% penalty, plus a $70 advertising fee and $0.25 filing fee

The April jump from 1.5% to 6% is the one that catches people off guard. That’s when collection shifts from the town to the Onondaga County Department of Finance, which applies its own schedule.5Onondaga County. Exemptions That Lower Your Bill

Several programs reduce the taxable value of your home. Each requires a separate application, most must be filed by March 1, and the property has to be your primary residence.

STAR (School Tax Relief)

STAR reduces school taxes at two levels. Basic STAR is open to homeowners whose combined income is $500,000 or less. Enhanced STAR provides larger savings for homeowners aged 65 and older with income no higher than $110,750 for the 2026 benefit year.9New York State Department of Taxation and Finance. How you receive the benefit depends on when you started. If you’ve had STAR continuously since 2015, it still shows up as a reduction on your school tax bill. New homeowners now get the STAR credit instead, which arrives as a check or direct deposit you use to pay the bill yourself.10New York State Department of Taxation and Finance. Senior Citizens Exemption

Separate from Enhanced STAR, the senior citizens exemption under RPTL ยง 467 can cut your assessed value by up to 50% for homeowners aged 65 and older. Your municipality has to have adopted it, and each sets its own income ceiling anywhere between $3,000 and $50,000.12New York State Senate. New York Code RPT 467 – Persons Sixty-Five Years of Age or Over Many Onondaga County towns use a sliding scale, with the percentage shrinking as income climbs. In the Town of Onondaga, the full 50% applies at incomes up to $50,000 and tapers to 5% near $58,400. Veterans’ disability compensation is excluded from the income calculation in most communities. You can stack this exemption with STAR.

Veterans Exemption

The Alternative Veterans Exemption reduces assessed value for veterans who served during a period of war. The base exemption is 15%, capped at $12,000 or $12,000 times the local equalization rate, whichever is less. Combat zone service qualifies for an additional 10% exemption, capped at $8,000 (or $8,000 times the equalization rate).13New York State Senate. Disability Exemption

Homeowners with qualifying disabilities can get up to a 50% reduction in assessed value where the municipality has adopted the exemption. You need to be certified for Social Security Disability Insurance, Supplemental Security Income, a VA disability pension, or certain other disability benefits. Income limits range from $3,000 to $50,000, depending on local law, and many municipalities use a sliding scale for partial exemptions at higher incomes.15New York State Department of Taxation and Finance. Challenging Your Assessment

If your assessed value looks too high โ€” because comparable homes have sold for less or the assessor’s records contain errors about your property โ€” you can file a grievance. The form is RP-524, Complaint on Real Property Assessment, filed with your local Board of Assessment Review. The form asks for your Section-Block-Lot number (on your assessment notice), the current assessed value, and the value you believe is correct.16New York State Department of Taxation and Finance. Grievance Day is the fourth Tuesday in May in most Onondaga County communities, but confirm the date with your assessor’s office.17New York State Department of Taxation and Finance. Grievance Procedures Appearing before the board in person is optional; you’ll receive written notice afterward.

If the board rules against you, the next step is a Small Claims Assessment Review petition in state supreme court. SCAR hearings are informal, the filing fee is $30, and the process is open only to owner-occupants of residential property.18New York Courts. What Happens If You Don’t Pay

Unpaid taxes don’t just rack up penalties. Once collection moves to the county, a tax lien attaches to your property. Under New York law, the standard redemption period is two years from the lien date, giving you that long to pay the overdue taxes plus interest and fees before the county can foreclose.19New York State Senate. New York Real Property Tax Law 1110 – Redemption Residential and farm properties may receive a longer redemption period if the local tax district has adopted one; vacant and abandoned properties can be cut down to one year.

Foreclosure means losing the home, with no obligation on the county beyond satisfying the lien. With penalties starting at 1% and reaching 8% plus fees within months, calling the Onondaga County Department of Finance early is cheaper than waiting.
