Perry County Property Tax: Rates, Deadlines & Exemptions

Perry County property tax is a real estate tax calculated by applying the combined millage rates of the county, your municipality, and your school district to the assessed value of your property, with the school district portion typically making up the largest share of the bill. The Perry County Treasurer’s office handles collection and distributes the money to each taxing body.1Perry County, PA. Treasurer Paying on time, claiming the exemptions you qualify for, and knowing what the Tax Claim Bureau can do if you fall behind are the three things that determine whether this bill is routine or ruinous.

How Your Bill Is Calculated

The Perry County Tax Assessment office sets an assessed value for every parcel based on market data and the physical characteristics of the property.2Perry County, PA. Tax Assessment That number is not what your home would sell for today. It is the figure each taxing body multiplies by its millage rate to produce your bill.

One mill equals one dollar of tax for every $1,000 of assessed value. On a property assessed at $150,000, a combined 25-mill rate from the county, municipality, and school district produces an annual tax of $3,750. County commissioners and school board members vote on their rates each year as part of the budget cycle, usually finalizing them in late winter or early spring.

Three separate taxing bodies share the bill: the county, the borough or township you live in, and the school district. The school district rate is almost always the largest of the three.

Payment Deadlines: Discount, Face, Penalty

Pennsylvania’s local tax collection law splits the payment calendar into three windows. Pay during the first and you receive at least a 2% discount off the total owed.3Pennsylvania General Assembly. Act of May 25, 1945, P.L. 1050, No. 394 – Section 10 After the discount window closes, the face amount is due. Once the face period ends, a 10% penalty is added to the remaining balance.

The exact dates shift slightly each year. Your tax bill lists them, and so does the Perry County Treasurer’s website.1Perry County, PA. Treasurer Paying during the discount window is the easiest money you will ever save. On a $3,000 bill, that 2% is $60 for mailing a check a few weeks earlier. No application, no paperwork.

How to Pay

Your bill carries a Parcel Identification Number that links your payment to the right property record. Have the parcel number, the bill number, and the exact dollar amount for the current window ready when you pay. Payments for the wrong amount are often returned.

  • By mail: send a check or money order with the payment stub to the address on your bill. The postmark date counts as your payment date, so if you are close to a deadline, certified mail gives you proof of timely mailing. Include a self-addressed stamped envelope if you want a receipt back.4Taxpayer Advocate Service. New U.S. Postal Service Rules Could Affect Whether Your Tax Filing Is Considered on Time
  • Online: the county portal accepts debit and credit card payments. A convenience fee applies on card transactions, and e-check may also be available.
  • In person: pay at the county office during business hours. Cash, money orders, and cashier’s checks are accepted. The Tax Claim Bureau may not accept personal or company checks, though local collectors handling current-year bills can have different policies.5Perry County, PA. Tax Claim

If your mortgage company pays the tax through escrow, keep a copy of the bill anyway. Escrow errors happen, and the bill is what lets you confirm the payment went out on time and for the right amount.

Ways to Lower What You Owe

Homestead and Farmstead Exclusion

If the property is your primary residence, you likely qualify for Pennsylvania’s Homestead Exclusion, which lowers the assessed value used to calculate your school district tax. The application deadline is March 1 for the next tax year.6Pennsylvania Department of Community and Economic Development. Property Tax Relief Through Homestead Exclusion Rental properties, vacation homes, and second residences do not qualify. Farmstead properties qualify under similar rules if at least one owner lives on the farm permanently.

The dollar amount varies by school district because it depends on how much state gambling revenue is allocated to that district. The reduction shows up on the school tax portion of your bill. County and municipal taxes are not affected.

Property Tax/Rent Rebate Program

Older adults, widows and widowers age 50 and older, and people with disabilities age 18 and older can apply for a state rebate on their property tax. Household income must be $48,110 or less to qualify.7Department of Revenue. Property Tax/Rent Rebate Program The rebate scales with income. Households earning $8,270 or less receive the maximum standard rebate of $1,000; those earning between $18,611 and $46,520 receive $380.8Department of Revenue. Property Tax/Rent Rebate Program Now Open With Expanded Eligibility, More Pennsylvanians May Qualify Under Increased Income Limits Renters qualify too, since a portion of rent is treated as a pass-through property tax payment.

Disabled Veterans Exemption

Veterans with a 100% service-connected disability, total disability individual unemployability, or service-connected conditions such as blindness, paraplegia, or loss of two or more limbs can receive a full exemption from real estate taxes on their principal residence.9Commonwealth of Pennsylvania. Real Estate Tax Exemption You need an honorable discharge for wartime service, sole or joint-with-spouse ownership of the home, and a showing of financial need. Applicants with annual income of $114,637 or less receive a presumption of need. An unmarried surviving spouse can continue the exemption if the State Veterans’ Commission approves.

Clean and Green (Act 319)

Owners of agricultural, forest, or open space land can enroll in Clean and Green, which assesses the land at its use value rather than market value. Agricultural land must be at least 10 contiguous acres or produce at least $2,000 in annual gross income. Forest reserve land must be at least 10 contiguous acres capable of producing timber. Applications are due by June 1 to take effect the following tax year, and the county may charge up to $50 to process one.

The exit cost matters. Leaving the program or converting the land to a non-qualifying use triggers seven years of rollback taxes at 6% simple interest per year, calculated as the difference between what you paid under Clean and Green and what you would have paid at market value. Run that number before you sell to a developer or subdivide.

Appealing Your Assessment

If you think your assessed value is too high, you can file a formal appeal with the county’s Board of Assessment Appeals. Bring evidence: an independent appraisal, recent sale prices of comparable nearby properties, or documentation of defects that affect marketability. The appeal window is short, opening after new assessments are issued and closing within a set number of weeks, so move quickly once you receive notice.

An appeal is worth the effort when the gap between your assessment and comparable properties is large enough to matter. A $5,000 discrepancy probably is not. A $30,000 or $40,000 gap produces real annual savings that compound year after year. You do not need a lawyer, though complex valuation cases can benefit from one.

What Happens If You Don’t Pay

Once local collectors have exhausted their efforts, unpaid taxes are returned to the Perry County Tax Claim Bureau.5Perry County, PA. Tax Claim Interest then starts accruing at 9% per year on top of the balance.10Pennsylvania General Assembly. Real Estate Tax Sale Law The bureau files a claim against the property, creating a lien that clouds your title and makes selling or refinancing much harder.

Under the Real Estate Tax Sale Law, the bureau sends notice by certified mail. If the taxes remain unpaid and no exceptions are filed, the claim becomes absolute on January 1 of the following year.10Pennsylvania General Assembly. Real Estate Tax Sale Law After that, the bureau can schedule an upset tax sale, typically held between the second Monday of September and October 1. The minimum bid at an upset sale covers all outstanding tax liens, interest, and costs. If the property does not sell, the bureau may eventually hold a judicial or free-and-clear sale, where the property can go for less than the full amount owed.

You can redeem the property right up until the sale, but every month of delay adds interest, advertising costs, and administrative fees. A $2,000 delinquency caught within a few months is manageable. Left for two or three years, it can easily double.

Federal Deduction for What You Pay

If you itemize deductions on your federal return, your Perry County property tax counts toward the state and local tax (SALT) deduction. For the 2026 tax year, the cap is $40,400 for most filers.11Office of the Law Revision Counsel. 26 U.S. Code 164 – Taxes Married taxpayers filing separately are limited to $20,200. The cap starts phasing down once modified adjusted gross income passes $505,000, eventually dropping to $10,000 for the highest earners. Most Perry County homeowners will fall well under the limit when combining property, state income, and local earned income taxes.
