Port Moody property tax for 2026 is due July 2, 2026, and is calculated by multiplying your property’s assessed value by the tax rate set by City Council each spring. Miss the deadline and a 5% penalty is added to whatever is still owing, with a second 5% penalty applied after September 15.1City of Port Moody. Property Taxes Most owner-occupiers can reduce the bill by claiming the provincial Home Owner Grant, and the city offers several ways to pay, including a monthly plan that spreads the cost across the year.
How Your Bill Is Calculated
Your assessed value comes from BC Assessment, an independent provincial authority that values more than two million properties across the province each year.2BC Assessment. Understanding the Assessment Process The number on your January notice reflects what your property would have sold for on July 1 of the previous year, not what it would fetch today.3BC Assessment. Market Value and Property Assessment The preliminary average assessed value for a Port Moody residential property heading into 2026 was roughly $1,291,000.4City of Port Moody. 2026 Proposed Budget Breakdown
Council sets the municipal tax rate during the annual budget process. The rate is expressed as a dollar amount per $1,000 of assessed value, so a rate of 2.5 applied to a $1,200,000 home produces a municipal charge of $3,000. Because the rate is applied to your individual assessment, two neighbours with similar homes can see different year-over-year changes depending on how each property’s value moved relative to the city-wide average.5City of Port Moody. The municipal levy is only part of what appears on the notice. The city also collects the provincial school tax and amounts for TransLink, Metro Vancouver, BC Assessment, and the Municipal Finance Authority on a single bill. Council controls only the municipal portion.
Due Date and Penalties
Payment for 2026 is due July 2, 2026. Any balance outstanding after that date picks up a 5% penalty automatically, and a second 5% penalty is added after September 15.1City of Port Moody. Property Taxes Both penalties also apply to any Home Owner Grant you were eligible for but did not claim, because unclaimed grant amounts are treated as unpaid tax.
The penalty is not discretionary. If you mail a cheque and the city receives it after July 2, the penalty applies regardless of the postmark date.6City of Port Moody. 2025 Property Taxes Are Due – Pay on Time to Avoid a Penalty If you pay through online banking, check your bank’s processing cut-off. A payment entered on the due date but processed after hours can land on the wrong side of the deadline.

Claim the Home Owner Grant
The provincial Home Owner Grant reduces the amount owed on your principal residence. In the Metro Vancouver Regional District, which includes Port Moody, the regular grant is $570. Seniors, veterans, and people with disabilities (or those living with a spouse or relative who has a disability) qualify for the additional grant of $845.8Province of British Columbia. Home Owner Grant
You apply directly through the Province at gov.bc.ca/homeownergrant, using your social insurance number and the folio number from your notice. One grant per year across all properties you own. Your mortgage lender does not apply on your behalf, even if your taxes are paid through an escrow account, so this step is on you.1City of Port Moody. Property Taxes

The regular grant reaches zero at $2,189,000 and the additional grant at $2,244,000.9City of Vancouver. If You Can’t Pay the Full Bill
British Columbia’s Property Tax Deferment Program effectively lends you the money to cover your annual bill. The province pays your taxes and registers a lien on your home; you repay the balance with interest when you sell or transfer the property.10Province of British Columbia. Property Tax Deferment Program
Two streams exist. The regular program, open to homeowners aged 55 or older, surviving spouses, and people with disabilities, carries 2.45% simple interest as of April 2026. The families with children program is open to homeowners of any age who financially support a dependent child and runs at 4.45%.11Province of British Columbia. Property Tax Deferment Interest Rate History You need to hold a minimum equity stake in your home (25% for the regular program, 15% for the families program) and apply through the provincial government website.
What Happens If You Ignore the Bill
Penalties are only the first step. If taxes on a Port Moody property remain unpaid for three consecutive years, the city puts the property up for tax sale by public auction. The next tax sale is scheduled for September 28, 2026, at Council Chambers, 100 Newport Drive.12City of Port Moody. Tax Sales
Bidding opens at the total of outstanding taxes, penalties, interest, a 5% fee, and Land Title registration fees. Once a property sells, the former owner loses it. If paying is a real problem, the deferment program or a payment arrangement with the finance department is a far better path than letting the balance age.12City of Port Moody. Tax Sales
Utility Fees Are a Separate Bill
Water, sewer, garbage, green waste, and recycling arrive on a different bill with a different due date. The 2026 utility charges were due February 27, 2026, with a 5% penalty after that date and a second 5% after March 31. Annual amounts for 2026 are $1,892 for a single-family dwelling, $1,662 for a townhouse, $1,116 for a condo or apartment with full services, and $864 for a condo or apartment on water and sewer only.13City of Port Moody. Appealing Your Assessment
If you believe BC Assessment overvalued your property, the challenge is to the assessment, not to the city’s tax rate, and the window is narrow. The deadline for the 2026 assessment roll was February 2, 2026; in a typical year the deadline is January 31, shifting to the next business day if that falls on a weekend.14BC Assessment. PARP Complaint (Appeal) Guide A call to your local BC Assessment office is the right first step; if an appraiser finds a genuine error in the comparable sales or valuation, it can often be corrected without a formal hearing.
