If Your Assessment Looks Too High
Virginia law requires that real estate be assessed at 100 percent of fair market value, and Prince William County performs assessments annually with a January 1 valuation date.10Virginia Code Commission. Virginia Code 58.1-3201 – What Real Estate to Be Taxed; Amount of Assessment If your 2026 valuation looks off, the county offers a layered appeal process:11Prince William County. Real Estate Tax, Appeals and Assessments
- Call the Real Estate Assessments Office at 703-792-6780 to discuss the valuation with the appraiser assigned to your area. This informal step often resolves straightforward issues.
- File an administrative appeal with the Real Estate Assessments Office by June 1, 2026. The county appraiser reviews market data and any evidence you provide, then adjusts the value or explains why no change is warranted.
- Appeal to the Board of Equalization, an independent board of eight county taxpayers. There is no filing fee, you do not need an attorney, and the 2026 deadline is July 1, 2026.
- File with the Circuit Court of Prince William County within three years of the assessment date if earlier steps don’t resolve the dispute.
Virginia law presumes the assessor’s valuation is correct, so you carry the burden of showing comparable sales, an appraisal, or other evidence that supports a lower value.11Prince William County. Real Estate Tax, Appeals and Assessments
