Cabarrus County property tax is charged at $0.576 per $100 of assessed value for fiscal year 2025–26, with bills due September 1 and delinquent after January 5.1Cabarrus County. Cabarrus Commissioners Adopt Fiscal Year 2025-26 Budget If your home is inside Concord, Kannapolis, or another municipality, you also pay a city rate on top of the county’s. The county reassessed every parcel in 2024, which raised the average property value by roughly 60 percent, so many owners are still absorbing a larger bill than they saw before that revaluation.
What You’ll Owe
The county expresses its rate as cents per $100 of assessed value.2North Carolina Department of Revenue. How To Calculate a Tax Bill To estimate your county portion, divide your assessed value by 100 and multiply by 0.576. A home appraised at $350,000 owes about $2,016 in county tax.
That is only the county share. Depending on where you live, additional rates get layered on the same assessed value:
- A municipal rate if you’re inside Concord, Kannapolis, or another incorporated city or town.
- A fire district rate if your parcel sits in a fire tax district, which is common in unincorporated areas.
- Any applicable special district levies.
All of these appear on one combined bill. Check the itemization on your notice so you know which jurisdictions you’re paying and at what rate.
How Your Assessed Value Is Set
North Carolina law requires counties to appraise property at its true value in money, meaning the price a willing buyer and willing seller would agree to with full knowledge and no pressure on either side.3North Carolina General Assembly. North Carolina Code 105-283 – Uniform Appraisal Standards The Tax Administration office uses mass appraisal, looking at recent comparable sales, construction quality, square footage, lot size, and neighborhood conditions.
State law allows a reappraisal cycle as long as eight years, but counties can shorten it.4North Carolina General Assembly. North Carolina Code 105-286 – Time for General Reappraisal of Real Property Cabarrus runs on a four-year cycle. The current values took effect January 1, 2024, drawn from analysis of roughly 42,000 real estate transactions during the study period.5Cabarrus County. Cabarrus Revaluation Notices Mailing Soon Between cycles, the county still tracks building permits, demolitions, and physical changes, so adding a room, finishing a basement, or losing a structure to storm damage can shift your value in an off year.
Ways to Lower Your Bill
North Carolina offers four tax relief programs for qualifying owner-occupants. You can use only one program per property, and the application deadline is June 1 of the tax year.6North Carolina Department of Revenue. Form AV-9 2026 Application for Property Tax Relief Late applications may be considered for good cause but are not guaranteed approval.
Elderly or Disabled Exclusion
This exclusion removes the greater of $25,000 or 50 percent of your home’s appraised value from taxation.7North Carolina General Assembly. North Carolina Code 105-277.1 – Elderly or Disabled Property Tax Homestead Exclusion On a $200,000 home, that’s $100,000 off the taxable value. As of January 1 of the tax year, you must be at least 65 or totally and permanently disabled, your prior-year household income can’t exceed $38,800 for the 2026 tax year, and you must own and occupy the home as your permanent residence. Disabled applicants need certification from a North Carolina–licensed physician or a government agency.
Disabled Veteran Exclusion
Veterans with a total and permanent service-connected disability can exclude the first $45,000 of appraised value, with no income limit. An unmarried surviving spouse of a qualifying veteran is also eligible. You’ll need a disability certification from the U.S. Department of Veterans Affairs or another federal agency, or proof of specially adapted housing benefits under 38 U.S.C. § 2101. The June 1 deadline applies.8North Carolina General Assembly. North Carolina Code 105-277.1C – Disabled Veteran Property Tax Homestead Exclusion
Homestead Circuit Breaker
The circuit breaker caps your annual tax at a percentage of income, but the piece above the cap is deferred rather than forgiven. For the 2025 tax year, income at or below $37,900 limits taxes to 4 percent of income; income between $37,900 and $56,850 limits taxes to 5 percent. Thresholds adjust each year. You must have owned and occupied the home for at least five consecutive years.9North Carolina General Assembly. North Carolina General Statute 105-277.1B – Property Tax Homestead Circuit Breaker The deferred amount becomes a lien and comes due when you sell, stop using the property as your primary residence, or pass away. Three years of deferred taxes plus interest can add up, so the circuit breaker works best for owners who plan to stay and need immediate cash-flow relief.
Present-Use Value for Working Land
Agricultural, horticultural, and forestland can be assessed on current use rather than market value. Minimum acreage is 10 acres for agricultural land, 5 for horticultural, and 20 for forestry. Agricultural and horticultural tracts must also generate minimum gross income, generally $1,000 a year for agriculture. If the use later changes, the county collects three years of deferred taxes plus interest as a rollback.
Appealing Your Assessment
If the value on your notice looks wrong, start with an informal appeal through the Tax Administration office. A staff appraiser will review your property record for errors in square footage, lot size, condition, or comparable sales.10Cabarrus County. Real Estate Appeals During the 2024 revaluation, the county gave owners 30 days from the date on the notice to file.5Cabarrus County. Cabarrus Revaluation Notices Mailing Soon
If the informal review doesn’t resolve things, you can file a formal appeal with the Board of Equalization and Review, an independent board appointed by the county commissioners. The board typically starts hearing cases around April.11North Carolina Department of Revenue. Property Tax Appeal Process Bring your best evidence: a recent private appraisal, photographs of condition issues, verified sale prices of comparable nearby homes. The board issues a written decision, and if you still disagree, the next step is the North Carolina Property Tax Commission.
A residential appraisal typically costs $300 to $1,200, so an appeal makes sense when a corrected value would save you more than that over several tax years.
Paying Your Bill
Payments made before January 6 are accepted at face value with no interest.12Cabarrus County. Pay Taxes Your options:
- Online by credit card (Visa, Mastercard, Discover, American Express) or electronic check through the county’s third-party portal. A $2 transaction fee applies, plus 1.85 percent for credit cards or $1.25 for an ACH check.
- By mail to Cabarrus County Tax Collector, P.O. Box 707, Concord, NC 28026-0707. The USPS postmark controls your payment date.
- In person at the Tax Collection office on the first floor of the Government Center, or at one of two drop boxes.
- Cash at a retail store for bills between $10 and $999.
If your mortgage includes an escrow account, your lender pays the county directly from the funds collected with your monthly payment. Under RESPA, the escrow cushion is limited to roughly two months of estimated payments, so when a revaluation raises your assessment, expect your monthly escrow to adjust at the next annual analysis. Contact your servicer to confirm the new amount and head off a shortage.
If You Don’t Pay
Interest begins accruing January 6. From January 6 through February 1 the rate is 2 percent of the unpaid balance, then three-quarters of one percent for each additional month or partial month the balance remains unpaid.13North Carolina General Assembly. North Carolina Code 105-360 – Due Date, Interest for Nonpayment of Taxes On a $3,000 bill left unpaid until June, you’d owe about $150 in interest on top of the original amount.
Interest isn’t the only consequence. The tax collector can attach and levy on personal property, garnish wages or other funds owed to you, seize state income tax refunds and lottery winnings, and ultimately foreclose on your real estate.14North Carolina General Assembly. North Carolina General Statutes 105-366 – Remedies for Collection of Taxes Tax lien foreclosure follows a specific statutory process with required notice to the owner and lienholders, and the resulting judgment carries 8 percent annual interest.15North Carolina General Assembly. North Carolina General Statutes 105-375 – Foreclosure of Tax Liens on Real Property If you fall behind, contact the Tax Collection office early about a payment arrangement; the sooner you engage, the fewer tools the county has reason to use.
Federal Deduction for Your Property Tax
Property tax you pay to Cabarrus County and any municipality within it is deductible on your federal return, but only if you itemize. Under the One Big Beautiful Bill signed in 2025, the state and local tax deduction cap for 2026 is $40,400 for most filers and $20,200 if married filing separately. That cap covers the combined total of property taxes, state income taxes, and other local taxes you claim. The cap phases down by 30 percent of modified adjusted gross income above $505,000, with a floor at $10,000.
For most Cabarrus homeowners whose combined SALT stays under $40,400, the full property tax bill is deductible. If you also pay substantial North Carolina income tax, the cap may limit how much your property tax actually reduces federal liability. Run the numbers both ways, standard deduction versus itemized, before you file.
