Rutherford County Property Tax: Rates, Deadlines & Relief

The Rutherford County property tax rate for 2025 is $1.8762 per $100 of assessed value, and if your home or business sits inside Murfreesboro, Smyrna, La Vergne, or Eagleville you also pay a separate city rate on top of that.1Rutherford County, TN – Trustee. How Your Bill Is Calculated

Tennessee’s constitution sets the assessment ratio at 25 percent of appraised value for residential and farm property and 40 percent for commercial or industrial property.2Justia Law. Tennessee Code 67-5-801 – Classification and Rate of Assessment of Property The appraised value is what the Assessor believes your property would sell for. The assessed value is the fraction of that number that actually gets taxed.

The math from there is simple. Divide the assessed value by 100, then multiply by the tax rate. A home appraised at $350,000 has an assessed value of $87,500. County and City Rates

Every property owner pays the county rate. Property inside a city pays a municipal rate as well. The 2025 figures:

Who sends the bill matters. The Rutherford County Trustee now collects taxes for Smyrna and Eagleville, so owners in those towns get one combined bill. Murfreesboro and La Vergne collect their own city taxes, meaning owners in those cities get two separate bills.6Rutherford County. Payment Deadlines and How to Pay

Taxes become payable October 1 and can be paid through the last day of February without penalty.7Rutherford County Trustee. Property Tax and Payment Information The window is five months long, but there is no installment plan built into the system. Either the full amount clears by the end of February, or interest begins.

The Trustee accepts payments three ways:

  • By mail to Rutherford County Trustee, PO Box 1316, Murfreesboro, TN 37133. If you cut it close to the deadline, the postmark date is what counts.

If your mortgage lender collects taxes through an escrow account, you don’t handle the payment yourself. Verify each year that the payment actually posted. The Trustee’s online lookup lets you search any parcel by owner name or address to confirm a zero balance.

What Happens if You Pay Late

Interest on unpaid taxes starts March 1 at 1.5 percent per month, which works out to 18 percent per year.8Justia Law. Tennessee Code 67-5-2010 – Interest on Delinquent Taxes Interest compounds each month on the first, so a bill left alone through the summer has already grown noticeably by fall.

If the debt sits long enough, the county files suit and the property can be sold at a delinquent tax sale. A 10 percent attorney fee based on the tax owed is added when the suit is filed. After a sale, the original owner can redeem the property by paying the buyer the purchase price plus 12 percent annual interest, but the redemption period is limited and the total owed climbs quickly.9Rutherford County, TN. Tax Relief and the Senior Tax Freeze

Tennessee runs two statewide property tax relief programs, and Rutherford County participates in both plus a local tax freeze for seniors. None of them apply automatically. You have to file an application with the Trustee’s office each year.

Elderly and Disabled Homeowners

Homeowners who turn 65 by December 31 of the tax year may qualify for state-funded relief on their primary residence. So can homeowners who are totally and permanently disabled, at any age.10FindLaw. Disabled Veterans

Veterans with a qualifying service-connected disability get more generous relief, calculated on the first $175,000 of market value, with no income cap.12FindLaw. Tennessee Code 67-5-704 – Tax Relief for Disabled Veterans Qualifying conditions include paraplegia, legal blindness, loss of two or more limbs from a service-connected cause, or a 100 percent permanent total disability rating from the VA. Senior Tax Freeze

The freeze is a separate program for homeowners 65 or older whose income falls below the county’s annual limit. Once you qualify, your tax bill is locked at the amount you owed in the year you first enrolled. Later reappraisals and rate increases don’t change the frozen amount as long as you keep qualifying and reapply.13Rutherford County, TN – Trustee. The Deadline That Trips People Up

For all three programs, the application deadline is 35 days after taxes become delinquent. Since delinquency starts March 1, applications are due in early April, and your taxes for the year must be paid by then.11Rutherford County, TN – Trustee. Appealing Your Assessment

If you think the Assessor overvalued your property, you have the right to challenge the number. Start with an informal review at the Assessor’s office; many disputes get resolved there. If that doesn’t work, file a complaint with the Rutherford County Board of Equalization, which meets each year after assessment notices go out in the spring.16Justia Law. The strongest evidence is recent sales of comparable properties near yours. A private appraisal from a licensed appraiser (roughly $450 to $1,200 for a home) helps for unusual properties without good comps. Photos of condition problems the Assessor didn’t see, like foundation issues or dated systems, support a lower value.

If the county board rules against you, the next step is the Tennessee State Board of Equalization. Appeals to the state board must generally be filed before August 1 of the tax year or within 45 days of the local board’s decision, whichever is later. You must pay at least the undisputed portion of your bill before the delinquency date to keep the appeal alive.

Reappraisals

Rutherford County is on a four-year reappraisal cycle, shorter than Tennessee’s default six years.17Rutherford County, TN – Assessor. Real Property18FindLaw. Tennessee Code 67-5-1601 – Reappraisal of Real Property A change-of-assessment notice arrives by mail in the spring of a reappraisal year. A higher appraised value doesn’t automatically mean a higher tax bill. The County Commission can lower the tax rate to offset countywide value increases, and whether your bill actually changes depends on how your property moved compared with the county as a whole.

Farmland and Business Property

Two situations sit outside the ordinary residential bill but are worth flagging. Farmland of at least 15 acres that is actively used for agriculture may qualify for Tennessee’s Greenbelt program, which assesses the land at its use value instead of its market value, often producing a much lower tax bill.19Tennessee Comptroller of the Treasury. Business owners have a separate filing obligation. Equipment, furniture, computers, and machinery are taxed as tangible personal property, and every business must file an annual Schedule B with the Assessor.
