Searching Property Records Online
The Ascent Land Records System, usually shortened to ALRS, is linked from the Treasurer’s page on the county website. It handles both lookups and online payments.1Sauk County. Sauk County Property Tax Info
You can search three ways. The fastest is by Parcel Identification Number. Sauk County uses the state format: a three-digit municipal code, a four-digit number, a hyphen, and a five-digit number.3Wisconsin Department of Revenue. DOR State of Wisconsin Municipality Parcel Formats The number appears on any previous tax bill and on the recorded deed.
Searching by owner name works, but keep the terms short. The system matches partial strings, so typing “Jo” pulls Joseph, John, and Joanne alongside anything else that starts with those letters. For a property held by a company or trust, drop the punctuation and entity suffix. “Bold Bloom” returns more than “Bold Bloom, LLC.”4Sauk County Land Notification. Land Notification
Address searches work too. Include the street suffix when the same number and street name exist in more than one Sauk County municipality.
What You’ll See on the Record
Each parcel’s record pulls several years of financial information into one place. At the top you’ll find the assessed value and the estimated fair market value. Wisconsin requires assessors to value real property at its full value, meaning what it would ordinarily sell for in a private sale, though the assessed figure on the bill can differ based on the local assessment ratio set by the Department of Revenue.5Wisconsin State Legislature. Below that, the bill breaks out the levy by taxing jurisdiction: county, municipality, school district, and technical college district. Special assessments for sewer service, lake districts, and tax increment districts appear in the same section.6Lake Delton, WI. The record also shows payment history for prior years, including whether any balance went delinquent. Title companies rely on this at closing to confirm there are no outstanding tax liens.
Paying Your Tax Bill
Sauk County follows the statewide schedule. Pay the full amount by January 31, or split it in half with the first installment due January 31 and the second due July 31. If the total tax on the parcel is under $100, the installment option isn’t available and the whole bill is due January 31.9Wisconsin State Legislature. Wisconsin Code 74 – Real Property and Leased Improvement Taxes
Watch where the January payment goes. The first installment is paid to your local municipal treasurer, not to the county. The second installment and any delinquent balance go to the Sauk County Treasurer.10Sauk County Wisconsin Official Website. If a Payment Is Late
Missing the January 31 deadline by more than five business days kills the installment option. The remaining balance becomes delinquent all at once, and charges start accruing retroactively.10Sauk County Wisconsin Official Website. Pay the Treasurer’s Office
Wisconsin charges 1% interest per month on delinquent property taxes, and county boards may add up to another 0.5% per month in penalty.11Wisconsin State Legislature. Wisconsin Code 74 – Interest and Penalty on Delinquent Amounts Sauk County imposes the additional penalty, so the combined rate is 1.5% per month.10Sauk County Wisconsin Official Website. Pay the Treasurer’s Office A missed July 31 installment is backdated to February 1 for interest purposes, which means several months of charges land at once.
Delinquent status also appears in the parcel’s ALRS record, visible to anyone who looks it up. That matters at sale or refinance, because title companies treat unpaid taxes as liens that have to clear before closing.
