South Lake Tahoe tax rates start with an 8.75% sales tax on most retail purchases and climb to a 12% or 14% transient occupancy tax on short-term lodging. Property owners pay the Proposition 13 base rate of 1% plus voter-approved bond levies, and anyone doing business in the city owes an annual business license tax. Vacation rental operators face additional permit fees that depend on the property’s zone and occupancy.
Sales and Use Tax
The combined sales tax rate is 8.75%, applied to most tangible goods including clothing, electronics, and prepared food.1CDTFA. Use tax applies at the same 8.75% rate when you buy something from an out-of-state or online retailer and bring it into the city. Most large online retailers collect California use tax at checkout. If yours doesn’t, you owe the tax directly to the state, and unreported use tax on big-ticket purchases can trigger audits, interest, and penalties from the California Department of Tax and Fee Administration.
Transient Occupancy Tax on Lodging
Guests staying in a hotel, motel, or vacation rental for 30 consecutive days or fewer pay 12% of the nightly rate in most of the city, or 14% at lodging properties within the former redevelopment area. What Counts as Taxable Rent

Who Collects and When
Lodging operators collect the TOT from guests and remit it to the city by the 15th of each month. Hotels and vacation rental agencies file monthly returns. Individual vacation home rental owners file quarterly, receiving reporting forms in March, June, September, and December.3City of South Lake Tahoe. Property Taxes
Property tax bills start with California’s Proposition 13 framework, which caps the base rate at 1% of assessed value. The assessed value is set at the time of purchase, and annual increases are limited to no more than 2% unless the property changes hands or undergoes new construction.5California State Board of Equalization. Supplemental Bills After a Purchase
New buyers should budget for supplemental tax bills that arrive separately from the regular annual statement. When a property changes ownership, the county assessor recalculates the property’s value at its current market price, subtracts the old assessed value, and taxes the difference for the remaining months in the fiscal year, which runs July 1 through June 30.6California State Board of Equalization. Payment Deadlines and Penalties
Secured property taxes are due in two installments. The first becomes delinquent after December 10, and the second after April 10. Miss either deadline and a 10% penalty attaches immediately.7Taxes. Vacation Home Rental Permit Fees
Renting a home to short-term guests requires more than collecting TOT. Annual permit fees vary by zone and occupancy:
- Outside residential areas: $200 per year for four or fewer occupants, scaling up to $850 for 13 or more.
- Inside residential areas: $670 per year for four or fewer occupants, scaling up to $3,485 for 13 or more.
Every VHR permit also carries a $548 application fee and a $285 inspection fee, with re-inspections at $165. Business and Professions Tax
Anyone conducting business within city limits, whether from a storefront, a home office, or a vacation rental management operation, needs an active business license. The annual tax varies by business type, with rates specified on the city’s application form rather than published in a single public schedule.9City of South Lake Tahoe. Business licenses expire on June 30. Renewal notices go out in May, and payment is due by July 1. No Vacancy Tax
South Lake Tahoe does not currently tax vacant residential property. Measure N, which would have imposed $3,000 per unit in the first year of vacancy and $6,000 for each consecutive year, was on the November 2024 ballot and was rejected by roughly 71% of voters.11Ballotpedia.
