Property Tax: City Plus County
Every parcel in Spring Hill generates two property tax bills, one from the city and one from the county the parcel sits in. The city collects its levy independently of either county trustee.5City of Spring Hill, Tennessee. Property Taxes The $0.739 city rate is the same across both sides of town.
The county layer is where identical homes get different bills. Add the Williamson County rate to the city rate and you get a combined $2.009 per $100 of assessed value. Add the Maury County rate instead and the combined figure is about $2.649. On the same assessed value, a Maury-side home carries roughly 32% more in annual property tax than a Williamson-side home. Both county commissions reset their rates each year, so the gap and the underlying numbers can shift.
How to Calculate Your Spring Hill Property Tax
Tennessee does not tax your home’s full market value. Residential property is assessed at 25% of its appraised value, and the tax rate applies to that assessed figure.6Justia Law. Tennessee Code 67-5-801 – Classification and Rate of Assessment of Property
A worked example. Say your home is appraised at $400,000. The assessed value is $100,000. On the Williamson County side of Spring Hill, $100,000 times $2.009 per $100 produces a combined annual tax of about $2,009. The identical home on the Maury County side would owe roughly $2,649. Your current appraised and assessed values are posted on the Williamson County or Maury County Assessor of Property website; look up your parcel by address.
Farm property uses the same 25% assessment ratio as residential. Commercial and industrial property is assessed at 40%, which produces a materially larger bill on the same appraised value.6Justia Law. Tennessee Code 67-5-801 – Classification and Rate of Assessment of Property
