Steuben County tax maps show every taxable parcel in the county’s 32 towns and two cities, each one tagged with a Section-Block-Lot number tied to its location, size, and ownership. The Real Property Tax Service Agency maintains the maps and offers two free online tools for looking parcels up: the GIS Parcel Viewer and Image Mate Online. You can also order printed or certified copies from the agency’s office in Bath.
Search a Parcel Online
Steuben County publishes two web tools, and they answer different questions.
The GIS Parcel Viewer is an interactive ArcGIS map. Click any parcel in the county and you’ll see its boundaries, neighboring lots, and geographic context. You can toggle satellite imagery and topographic layers, zoom in on specific lines, and measure distances between points.1Steuben County. Assessment and Parcel Data Use this one when you want to see where a parcel sits in relation to roads, water, and the lots around it.
Image Mate Online focuses on assessment data. Search by SBL number, owner name, or street address to pull up assessed value, inventory details, and assessment history. Use this one when you need the financial side: what the county says a property is worth, which exemptions apply, and how the assessment has changed.
Both platforms are free and neither requires an account. After you find a parcel in the GIS viewer, you can generate a printable PDF of the map view. That PDF is not a certified document, so if you need something with legal standing you’ll need to request a certified copy from the agency.
What You Need to Run a Search
The fastest search uses the SBL number. You’ll find it on your property tax bill or in the legal description section of your deed. Plug it into either tool and the parcel comes up in seconds.
Without an SBL, search by owner name (usually last name first) or by street address. Either way, you also need to know which town or city the property sits in. Steuben County has 34 assessing units, and searches that don’t narrow to the right municipality often return multiple results or none.2Steuben County, NY. Real Property Tax Service
If none of that is available, start at the Steuben County Clerk’s office. The Clerk records deeds, mortgages, liens, and filed maps; those records are permanent and open to the public for title searches.3Steuben County, NY. County Clerk / County DMV Offices A deed search is the standard way to trace a property’s current SBL when all you have is an old owner name or a rough location.
Reading the SBL Number
Every parcel carries a Section-Block-Lot number. The section identifies a broad geographic area, the block narrows it to a cluster of parcels, and the lot pinpoints the individual property.4Cornell Law Institute. 20 NYCRR 8189.9 – Tax Map Land Parcel Number
When a parcel is subdivided, the new pieces get a sublot number added to the end. Sublots start at 01 and can run as high as 99 for land that keeps getting divided. So if the parent parcel was 123.45-67-89, the first child parcel becomes 123.45-67-89.01. This matters when you’re searching for a property that was recently carved out of a larger tract: the SBL on an older deed or tax bill may not match the current map. If a search for the old number comes up empty, look at the parent parcel on the GIS viewer and check for sublots in that same block.
Beyond the SBL, each map displays boundary lines, lot dimensions, acreage, and the municipal, school district, and special district lines that affect your tax bill. Steuben County has 21 school districts and 135 special districts across roughly 901,120 acres.2Steuben County, NY. - 11″×17″: $6.00
- 17″×22″: $12.00
- 22″×34″: $24.00

Certification adds a surcharge per document. Certified copies are typically required for court filings, permit applications, and other legal proceedings where an uncertified printout won’t be accepted.
Tax Maps Are Not Legal Boundary Documents
This is the single most common misunderstanding, and it can be an expensive one. The county’s fee schedule states that these maps are “prepared for TAX PURPOSES ONLY and are not intended for the use in the conveyance of land.”5Steuben County. Fee Schedule A tax map identifies a parcel for assessment. It does not provide a reliable legal boundary.
If you’re buying or selling, settling a boundary dispute, or applying for a permit that depends on exact lot lines, you need a licensed survey. Tax maps can contain small inaccuracies that build up over time as parcels split, merge, and get redrawn. When the tax map and the deed disagree, the deed and survey control.
Fixing Errors on Your Assessment
If the map or your assessment shows a wrong acreage, an incorrect lot description, or an assessed value that doesn’t match the assessor’s own records, New York law gives you two separate tracks depending on what kind of error it is.
For clerical errors on the current or preceding year’s roll, the assessor can petition the local Board of Assessment Review under RPTL Section 553. The petition has to be filed at least ten days before the board’s scheduled review for errors that lowered the assessment, or at least five days before for errors that inflated it.6New York State Senate. New York Real Property Tax Law 553 – Correction of Final Assessment Rolls
If the problem is the assessed value itself rather than a clerical slip, file a complaint with the Board of Assessment Review under RPTL Section 524. Use the form prescribed by the state commissioner and specify whether the assessment is excessive, unequal, or unlawful, along with the reduction you want and your own estimate of value.7New York State Senate. New York Real Property Tax Law 524 – Complaints With Respect to Assessments Complaints must be filed before or at the board’s hearing. If you file within three business days of the hearing, the assessor can request an adjournment to prepare a response. Miss the deadline and you’ll wait until the next assessment cycle.
