Sussex County, DE Tax Maps: Viewers, Search, and GIS Data

Sussex County, Delaware publishes its tax maps online through two free tools: an interactive mapping portal at maps.sussexcountyde.gov that shows parcel boundaries, aerial imagery, and layered data, and a separate property search database at property.sussexcountyde.gov that pulls assessment values, ownership, and tax account details for a single parcel. Both are run by the county’s Geographic Information Office and work from a desktop, tablet, or phone.1Sussex County, Delaware. Updated Mapping Portal Now Available

The Two Online Tools

The mapping portal is the visual tool. It opens as a full GIS viewer where you can pan the county, click into a parcel, and switch between standard line-drawing and satellite basemaps.2Sussex County Delaware. Sussex County Mapping Applications The property search database is text-based. You type a name, address, or parcel number and it returns a record page with assessment data, tax account information, and deed references compiled from recorded deeds, plats, tax maps, surveys, and other public records.3Sussex County, Delaware. Most people need both at some point. The map answers “where is it and what’s around it.” The property search answers “what is it worth and who owns it.”

How to Search and Navigate the Map

You can locate a parcel on the mapping portal three ways: by owner name, by street address, or by the parcel identification number assigned by the county. Once the parcel is on screen, click it. A details panel opens showing the parcel ID, assessed value, acreage, and owner of record.

From there, toggle layers on and off to see zoning districts, school district boundaries, and other local jurisdictional lines on top of the parcel.2Sussex County Delaware. Sussex County Mapping Applications The line-drawing basemap strips out buildings and vegetation when you want to focus on boundaries alone; the satellite view is better when you need to see what is actually on the ground.

If the parcel you are researching is farmland, the Delaware Department of Agriculture runs a separate interactive map showing properties enrolled in agricultural preservation programs statewide.4Delaware Department of Agriculture. Maps and Reports That is where you confirm whether a parcel carries a preservation easement that limits development.

Why Your Assessment Looks Different Than It Used To

The values you see on the map today come from a court-ordered countywide reassessment completed in 2023. A court directed Sussex County in 2020 to reassess all residential, agricultural, and commercial properties because the old assessments no longer reflected market values. Tyler Technologies handled the project, and every parcel was rebased to projected fair market value as of July 1, 2023.5Sussex County, Delaware. Reassessment If you remember a much lower number from a prior year, that is why.

Tax Maps Are Not Surveys

This matters before you build a fence or argue with a neighbor. The county states that information on its property search site is provided for convenience only, does not replace official records, and is offered “as is” with no warranties.3Sussex County, Delaware. Property Search The parcel lines you see exist to support assessment and tax billing. They are compiled from recorded deeds, plats, and other public records that can contain gaps or outdated information, and the staff maintaining them are not licensed surveyors.

For an exact boundary, you need a licensed surveyor performing a boundary survey. Using a tax map to decide where a fence, driveway, or setback belongs is how encroachment disputes and expensive corrections start.

If the Map Data on Your Property Is Wrong

When a map error, wrong acreage, or inaccurate property characteristic has pushed your assessment off, you can appeal to the Board of Assessment Review. For the 2026 cycle, applications must be received by 4:30 p.m. on March 15, 2026. Postmarks do not count.6Sussex County Delaware. Appeal Procedures and Guidelines

You can file three ways:

  • Email the application to assessmentappeals@sussexcountyde.gov
  • Drop it off in person at 2 The Circle in Georgetown
  • Mail it to Attn: Assessment Appeals, PO Box 589, Georgetown, DE 19947

Each property needs its own application with supporting documentation. Photos of the property’s condition help. The county will not accept comparisons to neighboring properties’ assessed values or building characteristics as evidence.6Sussex County Delaware. Appeal Procedures and Guidelines Hearings for the 2026 cycle run March 1 through May 31, 2026.
