Sussex County, Delaware Property Tax: Rates, Credits, and Appeals

Sussex County, Delaware property tax runs on a fiscal year from July 1 through June 30. Bills post online August 1, paper bills go out through August, and payment is due by September 30. What you owe equals your property’s assessed value multiplied by the combined tax rate for your location, which bundles a county levy, a library levy, and a school district levy. After the first countywide reassessment in roughly five decades, both the assessed values and the rates behind them look nothing like they did a few years ago.

How Your Bill Is Calculated

Rates are expressed per $100 of assessed value. If your combined rate is $0.25 per $100 and your property is assessed at $250,000, your annual bill is $625.1Sussex County. Sussex County Annual Rates

Three pieces make up every bill. The county tax funds general government operations. The library tax funds the county library system. The school tax, which is by far the largest component, goes to the school district your property sits in, plus a smaller Sussex Tech levy charged countywide. School boards set their own district rates through referendums or state legislation, so two neighbors across a district boundary can pay very different amounts on identically valued homes.

Current Rates by School District

For the cycle running July 1, 2025 through June 30, 2026, the county rate is $0.0191 per $100 of assessed value and the library rate is $0.0023 per $100. The county portion totals $0.0214 per $100 everywhere in the county.1Sussex County. Sussex County Annual Rates

The Sussex Tech levy adds $0.0219 per $100 countywide. Individual school district rates range from $0.1679 (Cape Henlopen) to $0.3391 (Woodbridge). Combined totals per $100 of assessed value:1Sussex County. Sussex County Annual Rates

  • Cape Henlopen: $0.2112
  • Indian River: $0.2136
  • Milford: $0.3067
  • Laurel: $0.3422
  • Seaford: $0.3537
  • Delmar: $0.3705
  • Woodbridge: $0.3824

On a property assessed at $300,000, that works out to roughly $634 per year at the lowest rate and about $1,147 at the highest. The school district boundary drives the gap, not the county line.

Why the Reassessment Changed Your Numbers

For decades, Sussex County taxed properties on values frozen at a 1974 base year.2Sussex County Delaware. Appeal Procedures and Guidelines A 2020 Delaware court ruling found this violated the state constitution’s equal-taxation requirement, forcing the first statewide reassessment in over forty years.

Sussex County assigned new values based on projected fair market value and committed to making the shift revenue-neutral by cutting the rate. The combined county and library rate was set at 2.14 cents per $100 under that framework.3Sussex County Government. Fiscal Year 2026 Budget Introduction The county collects roughly the same total revenue; it just spreads it across updated values.

Revenue neutrality covers the county’s own rates. Each school district sets its own rate independently, and most adjusted downward to offset higher assessed values. Your individual result depends on how your property’s new value compares to the countywide average. If it gained more than the average, your bill may be up even with the rate cut; if it gained less, your bill may be down.

Paying Your Bill

Payment is due September 30.4Sussex County. Due Dates for Property Taxes The county accepts payment online through its portal using a bank account or credit card, by mailing a check or money order to the Treasury Division at the address on your statement, or in person at the county administrative office in Georgetown.

Online payments generate an immediate confirmation number. Mailed checks typically take three to five business days to clear, so build in time if you’re paying close to the deadline. You can verify the payment posted by checking your balance through the portal afterward.

If Your Mortgage Lender Pays It

When a lender handles taxes through an escrow account, the lender pays the bill on your behalf. Sussex County’s EscrowCheck tool on the county website shows real-time payment status from banks and mortgage companies. Enter your parcel identification number to confirm your lender has submitted payment before calling the county with questions.5Sussex County. Sussex County Reassessment

Late Penalties and Tax Sales

Miss September 30 and the county adds 1.5 percent per month on the unpaid balance, compounding monthly until paid.6Delaware Code Online. Delaware Code Title 9 Chapter 86 – County Taxes An unpaid $1,000 bill accrues $180 in penalties over a single year. There is no grace period; the clock starts October 1.

If taxes stay delinquent long enough, the county can sell the property through a monition sale, Delaware’s version of a tax sale. The buyer purchases the property itself on an as-is basis, not just a lien. The former owner has 60 days after the court confirms the sale to redeem by paying the full amount owed. Once that window closes, the property belongs to the new buyer.7Sussex County. Sheriff Sales

Credits That Lower Your Bill

Senior School Property Tax Credit

Delaware offers homeowners aged 65 or older by June 30 a credit against school property taxes covering up to 50 percent of the school bill, capped at $500.8Justia Law. If you established domicile between January 1, 2013 and December 31, 2017, the requirement is three years.8Justia Law. Delaware Code Title 14 Chapter 19 Section 1917 Recent retirees to the beach communities often get caught by the 10-year rule. File with the county’s receiver of taxes before April 30.

Disabled Veterans School Tax Credit

Veterans receiving 100 percent disability compensation for a service-connected, permanent, and total disability from the U.S. Department of Veterans Affairs may qualify for a credit covering 100 percent of non-vocational school district property tax. You must have held legal domicile in Delaware for the past three years.10Department of Finance. Disabled Veterans School Tax Credit

Farmland Assessment

Land actively used for agriculture, horticulture, or forestry may qualify for assessment based on use value rather than fair market value under the Delaware Farmland Assessment Act, which typically produces a substantially lower bill. You must show at least $1,000 in farm income for the calendar year preceding the February 1 application deadline, or submit a federal Schedule F from the most recent tax year.11Sussex County Government. Application for Valuation Assessment and Taxation of Land Under the Farmland Assessment Act The program covers cropland, livestock operations, poultry farms, orchards, nurseries, and managed forest land.

Keeping a Credit in Place

Each credit requires a separate application through the Sussex County Assessment Department. Once approved, most credits stay in effect as long as you continue to meet the eligibility rules, so there’s no annual reapplication. If you sell the property, change your primary residence, or experience a change in disability status, notify the county. Failing to report changes can cost you the credit or trigger back taxes.

Appealing Your Assessment

If you believe your new assessed value is too high, file an appeal with the Sussex County Board of Assessment Review.12Sussex County Delaware. Board of Assessment Review For the current cycle, the filing window opens January 12, 2026 and closes at 4:30 p.m. on March 15, 2026. Postmarks do not count; the county must physically receive your application by the deadline.2Sussex County Delaware. Appeal Procedures and Guidelines

The strongest evidence is a professional appraisal showing fair market value as of the reassessment date, or comparable sales of similar properties. Photographs documenting condition issues the assessor may not have accounted for can also help. What won’t work: arguing that your old 1974 assessed value was lower, pointing to other properties you believe are under-assessed, or simply objecting to the size of the bill. Those are listed as inadmissible.2Sussex County Delaware. Appeal Procedures and Guidelines

Incomplete applications can be resubmitted, but the March 15 deadline doesn’t move. If the Board rules against you and you still disagree, the next step is an appeal to the Delaware Superior Court.
