Tucker County tax maps show every land parcel in the county with its boundary lines, parcel number, and acreage, and you can view them for free through West Virginia’s online property viewers or in person at the Tucker County Assessor’s Office in Parsons. The maps are built for tax assessment, not for settling where your fence should go, and that distinction matters once you start using them.
How to Look Up a Tucker County Parcel Online
The state runs two free tools. The WV Property Viewer at mapwv.gov/parcel loads an interactive map you can search and pan.1WV Property Viewer. WV Property Viewer The WV Property Assessment portal at mapwv.gov/assessment pulls the Property Tax Division’s master parcel file together with assessment data from the statewide Integrated Assessment System.2WV Property Assessment. You can search three ways: by street address, by owner name, or by parcel number.3WV Property Viewer. WV Property Viewer Mobile Parcel number gives you the most precise result. Owner-name searches use LASTNAME FIRSTNAME format, and you don’t need the full name; “Smith” or “Smith J” will both return hits, with the longer entry narrowing the list. For addresses, use the street address and city rather than a P.O. box or rural route.
The full West Virginia Parcel ID follows a District-Map-Parcel-Suffix format with leading zeros padding each segment.1WV Property Viewer. WV Property Viewer If you search by parcel number, pick the county, district, and map number first. Map numbers repeat across magisterial districts, so choosing the wrong district pulls up the wrong parcel. Tucker County includes several districts, among them Cheat River and Shavers Fork. If you already have the complete Parcel ID, you can skip the multi-field search and type the ID directly into the Property Viewer’s search bar, with or without hyphens.
Once your parcel loads, a highlighted polygon marks it on the map. You can zoom in, switch between satellite and standard map layers, and click any parcel to see ownership and assessment details. Most parcels link through to a full property record card and the current tax statement. There’s a print function for a paper copy of the map view.

What the Maps Show
Each tax map carries property boundaries, parcel identification numbers, and acreage for every tract. You can see municipal boundaries and the magisterial district lines that separate taxing jurisdictions. Rivers, roads, and other natural or man-made features appear as reference points. Maps also note lot dimensions, easements, and rights-of-way that affect how land can be used.
Tax Maps Are Not Legal Boundaries
This is where people get into expensive trouble. The lines on a Tucker County tax map are approximate. The state puts it plainly: tax map property lines are “not conclusive evidence of property ownership in any court of law.”2WV Property Assessment. WV Real Estate Assessment Home Page If you’re building a fence, placing a structure near a line, or buying land, hire a licensed surveyor for a boundary survey.
Assessor staff who maintain the maps are not surveyors. They draw parcel lines from deed descriptions and historical records, and those descriptions sometimes contain ambiguities only a physical survey can resolve. A boundary survey runs several hundred to several thousand dollars depending on parcel size and terrain, and it’s the only reliable way to confirm where your property actually begins and ends.
One more detail worth knowing: when the deeded acreage and the calculated acreage on the map disagree, the deeded acreage controls under West Virginia’s statewide mapping procedures. A large gap between the two is a reason to call the assessor.2WV Property Assessment. WV Real Estate Assessment Home Page
Correcting an Error on Your Record

If your parcel lines still haven’t been updated two years after a property transfer, the state advises you to contact the assessor rather than wait.2WV Property Assessment. Challenging Your Assessment
Wrong assessed value is a different fight from a wrong map, and West Virginia gives you a narrow window for it. The Tucker County Commission sits as a Board of Equalization and Review no later than February 1 of the tax year and finishes its work by the end of February.5West Virginia Legislature. West Virginia Code 11-3-24
During that window you can appear and present your objection. West Virginia law requires property to be assessed at 60 percent of its true and actual value, so your argument should go to whether the assessor’s estimate of market value is right.5West Virginia Legislature. West Virginia Code 11-3-24 Bring comparable sales, a recent appraisal, or other evidence of what the property would actually sell for.
Miss February and you waive the right to challenge the current year’s assessment at the county level.5West Virginia Legislature. West Virginia Code 11-3-24 You can still petition the state Office of Tax Appeals, but that filing has to be in by March 31 of the property tax year.6West Virginia Legislature. West Virginia Code 11-3-25B After March 31, the assessment stands for the year.
