Vancouver Property Tax Inquiry: Online, Phone, and In Person

You can run a Vancouver property tax inquiry in three ways: online through the city’s MyCity portal at revservices.vancouver.ca, by phone at 3-1-1 (or 604-873-7000 from outside the city), or in person at the Revenue Services counter in City Hall. What You Need Before You Start

Every lookup method depends on the same two pieces of information. Your folio number identifies the property. Your account number identifies your tax account. Both are printed in the top right corner of your paper notice. If you want to create a MyCity account and see full payment history online, you also need the access code that appears on the same notice.1City of Vancouver. If you can’t find your notice, you can still locate your folio number through the city’s VanMap tool by searching your address, BCA folio number, or LTO PID number.3City of Vancouver. Checking Your Account Online

The MyCity portal at revservices.vancouver.ca is the option most owners want. It shows your current balance, past statements, and payment history, and it lets you switch to e-billing so future notices arrive by email.5City of Vancouver. MyCity Login

First-time users register with an email address and activate the account through the confirmation link the system emails you. Once you’re in, link your property using the folio number, account number, and access code. From there you can toggle between tax years to confirm payments were applied correctly.

If a lookup fails, the usual culprit is a mistyped folio or account number. Enter them exactly as they appear on the notice, character for character. A single transposed digit will return no result.

Checking by Phone

For a quick balance check without logging in, call 3-1-1 from within Vancouver or 604-873-7000 from outside the local area. Have your folio number ready before you call so the operator can pull the account up right away.

Checking in Person

Revenue Services is on the ground floor of Vancouver City Hall at 453 West 12th Avenue. Bring photo ID and proof of ownership. Staff can look up notice details, give you your current balance, and help resolve discrepancies you can’t sort out through the portal.4City of Vancouver. Reading What Your Statement Shows

Once you’ve pulled the account up, the balance you see is built from several line items. Knowing what each represents helps you spot mistakes and understand what you actually owe.

  • Current year levies: the primary tax for the year, produced by applying the city’s tax rate to your assessed value.

  • Interest and penalties: a 5% penalty for a missed advance or main deadline, plus interest on any amount that rolls into arrears at a rate set annually by bylaw.6City of Vancouver. Tax Deadlines and Penalties
  • Home Owner Grant status: whether the provincial grant has been claimed and applied against your balance.
  • Utility charges: for single-family homes and strata duplexes, water, sewer, and solid waste charges are bundled onto the July property tax notice instead of billed separately.7City of Vancouver. Understanding Utilities and Your Bill
  • Tax sale status: a flag that appears when the property is at risk of public auction because of prolonged non-payment.

The Home Owner Grant line is worth double-checking every year. The grant does not apply automatically. If you didn’t claim it, the balance on your screen is missing a reduction you’re likely entitled to, and the deadline to claim it is the same July 3 date as your main tax payment. For properties in Metro Vancouver the regular grant is $570, with an additional amount for seniors, veterans, and persons with disabilities, and the full grant is available if your property’s assessed value is $2,075,000 or less.8Province of British Columbia. One boundary worth noting: the Empty Homes Tax (also called the Vacancy Tax) has its own separate declaration and its own due date, and is not part of your regular property tax notice.10City of Vancouver. Empty Homes Tax A regular property tax inquiry won’t show you the Vacancy Tax status.

Deadlines and What Missing Them Costs

Most people check their account because a deadline is close. Vancouver splits the year into two payment windows.

  • Advance tax deadline: February 3, 2026.
  • Main tax deadline: July 3, 2026.

Missing either date adds a 5% penalty to the unpaid balance.2City of Vancouver. If you’d rather spread payments across the year, the city runs a Tax Instalment Prepayment Plan (TIPP) that pulls monthly amounts from your bank account. You can also pre-authorize withdrawals on the two due dates themselves.2City of Vancouver. Ways to Pay Your Taxes

If Your Balance Looks Wrong

Two different bodies produce the number on your statement. BC Assessment sets the assessed value of your property; the City of Vancouver applies its tax rate to that value.11BC Assessment. Property Assessments and Property Taxes The tax rate itself is not appealable. The assessed value is.

You can look up your current assessed value through BC Assessment’s search tool.12BC Assessment. Look Up Property Assessment If it looks off, you can file a Notice of Complaint with BC Assessment. The deadline is January 31 each year, extended to February 2, 2026 for the 2026 roll because January 31 fell on a weekend.13BC Assessment.
