Weld County Property Tax: Deadlines, Calculation, and Exemptions

Weld County property tax bills can be paid in full by April 30 or split into two halves due the last day of February and June 15, and the amount is set by your property’s assessed value multiplied by the mill levies of every district you sit in. You can lower what you owe through senior, disabled veteran, or Gold Star exemptions, defer payment through a state loan program, or challenge your valuation during the May 1 to June 8 protest window. Miss a payment deadline and interest starts accruing at 1% per month; leave taxes unpaid long enough and the county sells a lien on your property.

Payment Deadlines and Late Interest

Interest on late payments runs at 1% per month, and a partial month counts as a full month. Miss the February half-payment deadline and interest begins March 1. How to Pay

The cheapest method is an e-check through the county’s online portal at weldtax.com, which is free. Credit and debit cards are accepted at the same site but carry a 2.49% convenience fee.2Weld County. Treasurer Tax Information On a $3,000 bill that fee is roughly $75.

You can also mail a check to the Treasurer’s office, drop one in the 24-hour drop box at the Weld County Administration Building in Greeley, or pay in person during business hours at the same location.2Weld County. If your mortgage servicer handles taxes through escrow, note that the Treasurer mails the notice to you as owner of record, not to the lender. The county does not track escrow arrangements. Forward a copy to your servicer with your loan number, and confirm they paid. You remain responsible if they don’t.

How Your Tax Bill Is Calculated

Every bill starts with your actual (market) value as set by the Weld County Assessor, then runs through an assessment rate and a mill levy. Colorado changed the residential math in 2025 by splitting the assessment rate into two parts.

Residential Assessment Rates for 2026

Residential property carries two rates. Mill Levies and a Worked Example

One mill equals one dollar of tax per $1,000 of assessed value. Your parcel sits within an overlapping set of districts including the county, a school district, a fire district, a water district, and sometimes several others. Each sets its own levy, and the total for your address is the sum.7Weld County. Mill Levy Report

Take a home with $275,000 in actual value. Multiply by the 6.8% local government assessment rate for an assessed value of $18,700. If your combined local government mill levy is 23.425 mills, the local government portion of your tax is about $438.6Colorado Division of Property Taxation. By May 1 each year the Assessor mails a Notice of Valuation showing the value used for that tax year.8FindLaw. Colorado Code 39-5-121 – Notice of Valuation If you don’t receive one, call the Assessor’s office instead of assuming your value didn’t change.

Protesting Your Valuation

If the valuation looks too high, the Weld County protest window runs from May 1 through June 8.9Weld County. Protest Real Property Valuation Miss it and you are locked into that value for the year.

File online through the Assessor’s portal, in person, or by mail with a postmark no later than June 8.10FindLaw. The protests that succeed tend to come with evidence: recent comparable sales in your neighborhood, an independent appraisal, or documentation of conditions the Assessor doesn’t know about.

If the Assessor denies your protest, the next step is the county Board of Equalization. Exemptions and Deferrals

Colorado runs several programs that either shrink your bill or delay it. None are automatic.

Senior Homeowner Exemption

Homeowners 65 or older who have owned and occupied their primary residence for at least ten consecutive years qualify for an exemption on 50% of the first $200,000 of actual value.12Justia. Disabled Veteran Exemption

Veterans with a qualifying service-connected disability get the same 50% exemption on the first $200,000 of actual value, with no age or length-of-ownership requirement.12Justia. Gold Star Spouse Exemption

Gold Star spouses also qualify for 50% off the first $200,000. You are eligible if your spouse died in the line of duty and you received a death gratuity, or if their death resulted from a service-related condition and you receive dependency and indemnity compensation from the VA. Property Tax Deferral

Colorado’s deferral program lets qualifying homeowners postpone payment through a simple-interest state loan. Eligibility covers homeowners 65 and older, active military service members, and any homeowner whose property taxes have grown by 4% or more over the previous two tax years.14Colorado Department of the Treasury. Homeowners qualifying under the tax-growth rule can defer up to a $10,000 cumulative maximum.

The deferred amount becomes a junior lien on the property. Interest starts accruing May 1 of the year you claim the deferral and runs until repayment, which usually happens when the property sells.15Colorado Department of the Treasury. What Happens If You Don’t Pay

Unpaid taxes don’t just accrue interest. The Weld County Treasurer holds an annual tax lien sale to recover delinquent amounts, conducted online. Once a lien is sold, you have three years to redeem it by paying the lien amount plus interest and fees. If you don’t redeem within that window, the lien holder can apply for a treasurer’s deed and take ownership of the property. That final step involves additional months of legal notice, but the outcome is the loss of the home. The full sequence from a missed payment to a treasurer’s deed can run about four years, and it begins the day you fall behind.
