The Westford MA property tax rate for fiscal year 2026 is $13.11 per $1,000 of assessed value, charged at the same rate on residential, commercial, industrial, and personal property.1Town of Westford, MA. Real Estate and Personal Property Tax That is down from $13.47 in FY2025 and $14.16 in FY2024.2WestfordCAT. Select Board Sets $13.47 Tax Rate for FY25 A falling rate does not necessarily mean a smaller bill, though. If your assessed value climbed faster than the rate dropped, you will owe more than you did last year.
How Your Bill Is Calculated
The math is simple. Divide your assessed value by 1,000 and multiply by the rate. A home assessed at $750,000 owes $9,832.50 in base property tax for FY2026.
Assessed value comes from the Westford Board of Assessors, which sets the fair cash value of every parcel as of January 1 each year.3General Court of Massachusetts. Massachusetts General Laws Chapter 59 Section 38 – Fair Cash Valuation; Classification of Assessed Valuation; Taxable Valuation Fair cash value is what a willing buyer would pay a willing seller on the open market. Assessors work from recent sales of comparable properties and adjust for lot size, square footage, condition, age of major components, and location. Your assessment can change every year, because sales data is applied annually even between full state recertifications.
Community Preservation Act Surcharge
On top of the base tax, Westford adds a 3% Community Preservation Act surcharge to residential bills. The first $100,000 of assessed value is exempt. On a home assessed at $750,000, the surcharge applies to $650,000 of value and adds roughly $255 to the annual bill at the FY2026 rate. CPA money funds open space, historic restoration, affordable housing, and outdoor recreation.
Low-income households (under 80% of area median income) and seniors 60 and older with income under 100% of area median income can apply for a full exemption from the CPA surcharge. The thresholds reset annually, and you have to reapply each year. Anyone already receiving a Chapter 59 property tax exemption is automatically exempt from the surcharge too.
When the Bill Is Due and How to Pay
Westford bills quarterly, with payments due on the first business day of August, November, February, and May.1Town of Westford, MA. Real Estate and Personal Property Tax The August and November bills are preliminary, calculated from the prior year’s tax. The February and May bills are the actual bills and reflect the newly set rate.
You can pay online, by mail to the Tax Collector’s office, or in person at Town Hall. Online eCheck payments are free. Credit and debit cards carry a 2.95% surcharge, which on a $2,500 quarterly bill works out to about $74 per payment.4Town of Westford, MA. Tax Collector/Treasurer For most homeowners, eCheck or a mailed check is the cheaper route.
Late payments accrue interest at 14% per year from the due date.5General Court of Massachusetts. Massachusetts General Laws Chapter 59 Section 57 – Bills for Taxes That rate is set by state law and the town cannot waive it. A payment that arrives one day late starts the clock.
Exemptions You Can Apply For
Massachusetts General Laws Chapter 59, Section 5 provides several property tax exemptions, and Westford administers them through the Board of Assessors.6Mass.gov. Massachusetts General Laws c.59 Section 5 – Property; Exemptions Eligibility is set as of July 1 each year, and you must own and occupy the property as your primary residence.
- Clause 41C covers seniors 65 and older who meet income and asset limits. You will need tax returns and financial statements to verify eligibility.
- Clause 17D is a smaller exemption for elderly residents or surviving spouses who do not meet 41C’s stricter criteria. Proof of assets is required.
- Clause 22 is for veterans with a service-connected disability rating of at least 10%, documented with a DD-214 and a VA disability certificate.
- Clause 37 provides an annual exemption of $437.50 to legally blind property owners.
You can only claim one exemption per property per year, with narrow exceptions. If you qualify under more than one clause, pick the one with the larger benefit. Documentation has to be filed with the Assessors every year, and the income and asset limits move, so confirm current thresholds before applying.
Senior and Veteran Tax Work-Off Program
Westford runs a work-off program that lets qualifying seniors and veterans earn a credit against their real estate bill by volunteering in a town department. Participants work 100 hours and receive a credit of up to $1,500 (before federally mandated payroll deductions) applied directly to the tax bill.7Town of Westford, MA. Senior and Veterans Tax Work Off Program
Seniors must be at least 60 and own and occupy a Westford property they pay taxes on. Veterans 18 and older who own and occupy their property also qualify. Only one person per household can participate. Slots are limited: first-time applicants get placed first, and returning participants go into a lottery for the remaining spots. A new application is required every year.
Filing an Abatement if You Think the Assessment Is Wrong
If your property has been overvalued or assessed unfairly compared to similar homes, you can file for an abatement on State Tax Form 128, available from the Assessor’s Office or the Department of Revenue.8Secretary of the Commonwealth of Massachusetts. Property Tax Information – Section: Submit the Right Documents Your application has to state the basis: a factual error in the property record, an assessment that does not reflect market conditions, or a disproportionate valuation compared to neighboring properties.
Strong applications include evidence. A professional appraisal, a list of comparable sales below your assessed value near the assessment date, or photographs of defects that reduce value all help. Comparables should match your home on square footage, lot size, and location. An unsupported claim that the number feels too high rarely moves the Board.
The deadline is three months from the mailing date of the actual tax bill, not the preliminary bill, which typically puts it on or around February 1. Miss it and you lose the right to challenge the assessment for that fiscal year. Once filed, the Board of Assessors has three months to issue a written decision. An approved abatement is generally credited to your final quarterly bill.
What Happens if You Fall Behind
Delinquent taxes get expensive quickly. Interest runs at 14% per year from the due date.5General Court of Massachusetts. Massachusetts General Laws Chapter 59 Section 57 – Bills for Taxes The Tax Collector will send a demand notice, which carries its own fee. If the balance stays unpaid, the town can record a tax lien, which clouds the title and prevents a clean sale or refinance.
From there the town can bring a tax title proceeding in Land Court, which can end in foreclosure and the town taking possession of the property.9Town of Westford, MA. Tax Possession Disposition Committee The process is not quick, but it is real. If you are struggling to pay, contact the Tax Collector’s office early. Catching up on a balance that is compounding at 14% only gets harder the longer you wait.
