Who Owns LIV Miami? Grutman, Live Nation, and Soffer

LIV Miami has three owners, each controlling a different piece. David Grutman founded the nightclub and runs it through his management company, Groot Hospitality. Live Nation Entertainment holds a majority stake in Groot, making the publicly traded entertainment giant the largest financial owner. The club itself sits inside the Fontainebleau Miami Beach, a hotel owned by Jeffrey Soffer’s Fontainebleau Development. So the question of who owns LIV Miami has three correct answers depending on what you mean by ownership: the brand, the operating company, or the real estate.

David Grutman and Groot Hospitality

Grutman is the founder of LIV and the person most closely identified with the club. He built its reputation on high-energy programming, celebrity appearances, and a tightly controlled VIP experience. He serves as CEO of Groot Hospitality, the management company he created to operate LIV and a growing lineup of restaurants and nightlife venues.

Groot handles everything that shapes the guest experience: staffing, talent booking, pricing, atmosphere, and daily operations. Grutman’s personal brand is tied closely to the club’s identity, and his continued role as CEO has been a condition of the broader ownership arrangements from the start.

Live Nation’s Majority Stake

In October 2019, Live Nation Entertainment announced it had acquired a majority stake in Groot Hospitality, taking the dominant financial interest in the company behind LIV.1PR Newswire. The deal kept Grutman in place as CEO alongside executives Chris Cuomo and Mo Garcia. Live Nation’s then-CEO Michael Rapino said the company planned to “tap into Dave Grutman’s expertise to elevate and launch new VIP offerings” across Live Nation’s own venues, festivals, and events.1PR Newswire. For LIV, the practical effect is that Live Nation supplies the financial infrastructure and corporate resources of a multi-billion-dollar public company, while Grutman’s team continues to run the venue.

Jeffrey Soffer and the Fontainebleau

LIV occupies space inside the Fontainebleau Miami Beach, the hotel at 4441 Collins Avenue. The hotel belongs to Jeffrey Soffer through his Aventura-based company, Fontainebleau Development. Soffer oversaw a $1 billion expansion that reshaped the property into one of the most recognized beachfront resorts in the country.2Fontainebleau Development. Property ownership and brand ownership are two different things. Soffer’s company owns the building and the land. Groot Hospitality operates the nightclub inside it under a commercial arrangement with the hotel. Soffer’s role is essentially that of a landlord with significant leverage, since the Fontainebleau name and location are inseparable from the LIV brand.

That relationship has deepened over time. When Fontainebleau Development built the Fontainebleau Las Vegas, Grutman’s team was brought in to run the nightlife there under the LIV banner, mirroring the Miami arrangement.3Groot Hospitality. Our Venues

How the Three Fit Together

Soffer owns the building. Grutman runs the show. Live Nation holds the controlling financial stake in the company that operates it. Each party’s leverage comes from what they control. Soffer holds the real estate in one of the most valuable hotel locations in Miami Beach. Grutman’s personal brand and operational experience are difficult to replace, which is why Live Nation structured the deal to keep him as CEO. Live Nation brings the financial muscle and global network that a standalone Miami nightclub operator couldn’t access on its own.

Ask who owns LIV Miami and all three answers are correct. Grutman created it and runs it. Live Nation owns the majority of the operating company. Soffer owns the ground it sits on.
