Mission Ranch in Carmel is owned by Clint Eastwood, who bought the 22-acre hotel and restaurant property in 1986 through his film company Tehama Productions Inc. He has held it ever since and operates it as a working inn, restaurant, and event venue.1Los Angeles Times. He Buys Out the Problem: Mayor Eastwood Solves Another Thorny Issue
Why Eastwood Bought It
By the mid-1980s, Mission Ranch was deteriorating and up for sale. Developers had plans to turn part of the site into a residential project of more than 60 condominium units. In 1984, the Monterey Superior Court overturned a rezoning decision that would have cleared the way for that development, but the property’s future was still unsettled.
Eastwood stepped in during 1986, the same year he was elected mayor of Carmel-by-the-Sea with more than 70 percent of the vote. The sellers, Mission Ranch Corp., had been asking $5.5 million. The city had earlier offered $3.75 million and been turned down. The final sale price to Eastwood was not publicly disclosed.1Los Angeles Times. After closing, Eastwood financed a full renovation, stabilizing the century-old barns and ranch houses and converting the buildings into guest lodging rather than redeveloping the land at higher density.
How the Ownership Is Held
Title was taken in the name of Tehama Productions Inc., one of Eastwood’s film production companies, and the property trades commercially as Mission Ranch Hotel and Restaurant.1Los Angeles Times. What the Owner Actually Owns
Mission Ranch today is a 31-room hotel spread across ten buildings on 22 acres, with views of Point Lobos, Carmel River Beach, and the Pacific. It sits nine blocks south of downtown Carmel and eight blocks from Carmel Beach. The on-site restaurant serves American cuisine and includes a piano bar, and the property has a fitness and tennis club open to guests. The meadow between the buildings and the ocean still runs as a sheep pasture. The ranch also hosts weddings, corporate events, and family gatherings.2Mission Ranch Hotel and Restaurant. Limits on What the Owner Can Do With the Land
Ownership of Mission Ranch does not carry a free hand over the acreage. A significant portion of the 22 acres is open meadow and environmentally sensitive wetland bordering the Carmel River lagoon. Around 1980, the State of California acquired the beach and lagoon rights through eminent domain, and the Coastal Conservancy pressed to keep the wetland habitat on the ranch as undeveloped open space. Those protections still apply.
Because the ranch sits in Monterey County’s coastal zone, any modification to its buildings or land use requires a coastal development permit from the county planning department and must comply with the California Coastal Act, which imposes stricter review on development near the shoreline.3Monterey County.
