EPR Properties Owns the Land and Assets

EPR Properties is a publicly traded real estate investment trust listed on the New York Stock Exchange under the ticker EPR. The company specializes in what it calls “experiential” real estate, holding properties like movie theaters, ski resorts, water parks, and now amusement parks. EPR does not run any of these venues. It buys the real estate and leases it to operators, collecting rental income.1EPR Properties. EPR Properties Announces Definitive Agreements to Acquire Portfolio of Seven Regional Parks

For Six Flags St. Louis and five other U.S. parks it acquired in the same transaction, EPR entered into a long-term master lease with Enchanted Parks. EPR has no say in which roller coasters get built or what the food costs. Those decisions sit with the operator.

Enchanted Parks Runs the Park Day to Day

Enchanted Parks LLC is a privately held company founded by James Harhi, who previously served as CEO of Innovative Attraction Management. Harhi brings over two decades of experience in attractions, hospitality, and technology. His chief operating officer is Franceen Gonzales. The company was formed in late 2025 specifically to take over the parks EPR was acquiring from Six Flags.

Since April 6, 2026, Enchanted Parks has handled all daily operations at the Eureka location: staffing, ride maintenance, food service, and guest experience. The park’s website now identifies it as part of the Enchanted Parks family.2Enchanted Parks. Six Flags St. Louis – Enchanted Parks

Because Enchanted Parks is privately held, there is no way for individual investors to buy shares in the operating company. Shares of EPR Properties do carry a fractional stake in the real estate beneath the park, along with EPR’s broader portfolio.

How the Sale Came Together

In early 2026, Six Flags Entertainment Corporation announced definitive agreements to sell seven regional parks to EPR Properties for a combined $342 million. The Six Flags Name Is Going Away

After the 2026 season, the park is scheduled to be rebranded as “Mid-America by Enchanted Parks,” dropping the Six Flags name entirely. The new name nods to the park’s original identity when it opened in 1971 as Six Flags Over Mid-America. The 2026 handoff marks the first time in the park’s history that it will operate without the Six Flags brand.

What It Means If You Already Bought a Pass

If you purchased a season pass or tickets before April 6, 2026, your purchase is still valid at the park for the 2026 season. All benefits that came with the pass at the time of purchase carry over, including admission to other Six Flags parks and Enchanted Parks locations if your pass originally included multipark access. Season passes bought before the transition will not automatically renew and expire at the end of 2026. Passes purchased after April 6, 2026 work only at Enchanted Parks locations.5Enchanted Parks. Guest FAQ – Mid-America Parks – Six Flags St. Louis

Dining plans are the big exception. Enchanted Parks does not offer a dining plan program, so existing dining plan holders have three options:5Enchanted Parks. Guest FAQ – Mid-America Parks – Six Flags St. Louis

  • Request a full refund of what you paid for the dining plan. The plan is then removed from all parks, including Six Flags-owned ones.
  • Exchange the dining plan for an Enchanted Parks e-gift card worth 120% of what you paid.
  • Keep the plan and do nothing. It will stay active only at Six Flags-owned parks for the rest of 2026 and will not work at Enchanted Parks locations.

The deadline to request a refund or gift card exchange is June 14, 2026. After that date, Enchanted Parks will not accept requests.5Enchanted Parks. Guest FAQ – Mid-America Parks – Six Flags St. Louis
