Williamson County Property Tax Calculator: Rates and Exemptions

To estimate your bill with a Williamson County property tax calculator, you apply the same three-step formula the county itself uses: take your property’s appraised value, subtract any exemptions to get the taxable value, divide by 100, and multiply by the tax rate for each entity that levies against your parcel. Add those results together and you have your annual bill. Because a school district, the county, and often a city or special district each run that calculation separately, your total is the sum of several lines, not one.

The Formula Williamson County Uses

Every bill in the county follows the same arithmetic published by the Tax Assessor-Collector’s office.1Williamson County. Property Tax

  1. Start with the appraised value set by the Williamson Central Appraisal District (WCAD), then subtract any exemptions you qualify for. That gives you the taxable value.
  2. Divide the taxable value by 100 and multiply by the tax rate adopted by each taxing unit with jurisdiction over the parcel.
  3. Add every entity’s result together for your total annual tax.

A worked example: a home with a $450,000 appraised value and a $140,000 school district homestead exemption has a taxable value of $310,000 for school district purposes. If the school district rate is $0.8931 per $100 of value, the school portion is $2,768.61. The county portion is calculated the same way against the taxable value applicable to the county (which may differ, because exemption amounts vary by entity), and so on for any city, emergency services district, or municipal utility district that covers the parcel.

The Three Numbers You Need

Your Appraised Value

WCAD appraises every property at market value as of January 1 each year.2Williamson Central Appraisal District. Williamson County Market Analysis The figure appears on the Notice of Appraised Value mailed in spring and in the WCAD property search at wcad.org. Don’t confuse it with the assessed value, which is the appraised value after the 10 percent homestead cap has been applied. For homesteads, assessed value is often lower than appraised value, and the assessed value is what actually feeds the tax calculation.

The Rates for Every Entity That Taxes You

Most Williamson County parcels sit inside at least a school district and the county, and many also fall within a city, emergency services district, or municipal utility district. Each entity adopts its own rate during public hearings in August and September, expressed per $100 of taxable value.1Williamson County. Property Tax You can see exactly which units apply to your parcel, and at what rates, by entering your property ID on the WCAD site or the Tax Assessor-Collector’s site.

The Exemptions on File

The WCAD property search lists exemptions under the account details. If something you applied for isn’t showing, contact WCAD before the rates are adopted. Correcting it afterward is much harder.

Exemptions That Change the Taxable Value

Exemptions subtract from the appraised value before the rate is applied, so they reduce the bill at every entity that honors them. The dollar amount of an exemption can differ from one taxing unit to another, which is why your taxable value for the school district isn’t necessarily the same number you plug in for the county.

General Residential Homestead

If you own and occupy the home as your primary residence, school districts are required to exempt $140,000 of the appraised value under Texas Tax Code Section 11.13.3Texas Comptroller of Public Accounts. Property Tax Exemptions Counties, cities, and special districts may also adopt a local-option homestead exemption of up to 20 percent of appraised value, with a floor of $5,000.

Over-65 and Disability

Homeowners 65 or older, or with a qualifying disability, receive an additional $10,000 school district exemption on top of the general homestead.4State of Texas. Texas Tax Code 11.13 – Residence Homestead Under SB 4, the combined school district exemption for homeowners 65 or older was raised to $150,000. Other taxing units may adopt their own additional exemptions for these groups. School district taxes also freeze at the amount owed in the year the exemption first applies, so future school rate increases don’t raise that portion of the bill.

Disabled Veteran

Veterans rated 100 percent disabled due to a service-connected condition, or rated as individually unemployable, are exempt from property taxes on the total appraised value of their homestead.5State of Texas. Texas Tax Code 11.131 – Residence Homestead of 100 Percent or Totally Disabled Veteran The exemption passes to the veteran’s unmarried surviving spouse for the same property.

The 10 Percent Homestead Cap

Even when market values spike, the appraised value of a homestead cannot rise more than 10 percent per year, plus the value of any new construction. The cap, in Texas Tax Code Section 23.23, means the assessed value used for taxation may trail actual market value in fast-appreciating neighborhoods.6State of Texas. Texas Tax Code 23.23 The cap takes effect the second year a homestead exemption is in place, so you won’t see its benefit until your second tax year in the home.

Running the Numbers Online

Both the Williamson County Tax Assessor-Collector’s website and the WCAD portal let you search for a specific property by account number or street address. Once your account is open, the system displays the current appraised and assessed values, the exemptions on file, and every taxing unit with jurisdiction over the parcel. You can adjust values or toggle exemptions to see different scenarios, which is useful for comparing bills with and without a particular exemption, or testing what a lower appraised value would do.

The output breaks down the projected tax for each entity, shows how much each exemption saves you, and totals the estimated bill. Running it before official statements go out in October gives you time to catch problems. If an exemption is missing or a value looks wrong, you can take it up with WCAD or file a protest before the numbers are locked in.

If the Appraised Value Looks Too High

Since the appraised value drives every line of the calculation, a successful protest lowers the bill at every entity at once. You have the right to protest the WCAD value, and the filing itself costs nothing. The written notice of protest is due to the Appraisal Review Board by May 15 or within 30 days of the date WCAD mailed your appraisal notice, whichever is later.7State of Texas. Texas Tax Code 41.44 – Notice of Protest WCAD takes protests online, or you can submit the Texas Comptroller’s Form 50-132 by mail.

The district’s value is presumed correct, so your evidence has to show otherwise. What carries weight: recent comparable sales close to the January 1 valuation date, a professional appraisal or broker’s market analysis, photos of condition problems, and repair estimates.8Texas Comptroller of Public Accounts. Appraisal Protests and Appeals Many protests resolve at an informal settlement conference with a staff appraiser before ever reaching a formal ARB hearing.

What the Estimate Won’t Tell You

Two things sit outside the calculator but affect how the number actually hits your finances.

If you have a mortgage, you probably don’t pay the county directly. The lender collects an escrow deposit with each monthly payment and remits the tax when it’s due, and the county sends the statement to the servicer rather than to you. It’s still worth checking your account on the county site to confirm the payment posted. When rates or appraised values rise, the servicer recalculates the escrow and may raise your monthly payment; federal rules under RESPA limit the cushion a servicer can hold to one-sixth of the estimated annual disbursements.9Consumer Financial Protection Bureau. Escrow Accounts

On the federal side, property taxes are deductible if you itemize, but the state and local tax deduction is capped at $40,400 for most filers in the 2026 tax year ($20,200 if married filing separately), and that single cap covers your property tax, state income tax, and any local taxes together.10Internal Revenue Service. Publication 530 – Tax Information for Homeowners A home appraised at $400,000 or more in Williamson County can produce a property tax bill that consumes most of the SALT allowance on its own, so the estimate the county tool gives you is not necessarily the figure you’ll recover any part of at tax time.
