What to Gather Before You Start

Having everything in one place before you open the form is the difference between a ten-minute task and a rejected application. You’ll need:

  • A Texas driver’s license or state ID with an address that matches the property address. The chief appraiser cannot approve your exemption if those addresses don’t match, so update your license at DPS first if you’ve moved.3State of Texas. Texas Code TAX 11.43 – Application for Exemption
  • The property ID or account number from your Wise County tax statement, or look it up on the appraisal district’s website.
  • The date you acquired the property and the date you began living in it.
  • The legal description of the property, found on your deed or closing documents.
  • Birth dates for every owner listed on the application.4Texas Comptroller of Public Accounts. Residence Homestead Exemption Application

Some applicants need extra paperwork. Heir property claims and manufactured homes without clean ownership documents require an affidavit on Form 50-114-A. Disability exemption claims need a physician’s statement, and Wise County provides a separate verification form for that purpose.5Wise County Appraisal District. Forms

To qualify at all, you must own the home (even a partial interest counts) and occupy it as your principal residence on January 1 of the tax year. The property can be a house, a condo, or a manufactured home, but only an individual can hold a homestead exemption; properties titled to a corporation or business entity do not qualify. You cannot claim a homestead exemption on more than one property in the same year.2State of Texas. Texas Code TAX 11.13 – Residence Homestead

Section 1: Exemptions Requested

Check “General Residence Homestead Exemption.” Add boxes for over-65, disabled person, 100-percent disabled veteran, or surviving spouse exemptions if any apply to you. The form asks whether you’ve previously received a homestead exemption on another property. Answer truthfully; appraisal districts cross-check between counties.

Section 2: Property Owner Information

Enter each owner’s full legal name, birth date, driver’s license number (or state ID or Social Security number), phone number, email, and percentage ownership. There is space for two owners, so list both spouses if both are on the deed. The ID number you put here is the one Wise County uses to verify the address match, so make sure it comes from the license you’re attaching.4Texas Comptroller of Public Accounts. Section 3: Property Information

Enter the acquisition date, the date you began occupying the home as your principal residence, the physical address, and the legal description. Add manufactured home details if applicable. If any part of the home produces income (a rented room, a home business), disclose it here, because it can affect the exemption amount.

Section 4: Waiver of Required Documentation

Most applicants skip this section. It exists for narrow situations: you live in a qualifying healthcare facility rather than at the homestead, you participate in the state’s address confidentiality program, you’re active-duty military stationed elsewhere, or your driver’s license falls under one of the enumerated exceptions.4Texas Comptroller of Public Accounts. Sections 5 and 6: Additional Information and Signature

Section 5 is for supplemental details and asks you to list any other residential property you own in Texas. Section 6 is the affirmation. Sign and date it. The signature line carries a notice that filing a false statement can bring criminal charges, which is not a formality.

When to File

The regular filing window runs from January 1 through April 30 of the tax year, and applications filed inside that window apply to that year’s bill. You cannot file before January 1 of the year you qualify.

Missing April 30 is not the end of it. You can file a late application up to two years after the delinquency date for the taxes on the property.7State of Texas. Texas Code TAX 11.431 – Late Application for Homestead Exemption Texas property taxes become delinquent on February 1 of the year following the tax year, so a 2026 exemption can be filed late until roughly February 1, 2029. Approved late applications apply retroactively to the tax year in question.

What the Exemption Actually Saves

The exemption lowers the taxable value of your home, not the tax rate itself. The pieces stack:

Call the Wise County Appraisal District or check your most recent tax statement to see which optional exemptions your taxing units have adopted.

Over-65, Disabled, and Veteran Exemptions on the Same Form

Form 50-114 is the single application for most additional homestead exemptions. Homeowners 65 or older or with a qualifying disability receive an additional $60,000 school district exemption on top of the $140,000 general exemption, for a total of $200,000. Other taxing units that have adopted the optional over-65 or disabled exemption give at least an additional $3,000.2State of Texas. Texas Code TAX 11.13 – Residence Homestead

Qualifying for the over-65 or disabled exemption also freezes your school district taxes at the amount owed in the first year the exemption took effect. Appraised value can keep climbing; the school district bill cannot exceed that ceiling as long as the homestead stays the same. A proportional version of the ceiling can transfer to a new Texas home, and a qualifying surviving spouse can inherit it. The transfer requires a certificate from the chief appraiser of the former home’s appraisal district, so request it before filing the new homestead application.8State of Texas. Texas Code TAX 11.26 – Limitation of School District Tax

Disabled veterans with a VA rating file Form 50-135 for the rating-based exemption, available through the Wise County forms page.5Wise County Appraisal District. Forms A veteran with a 100-percent disability rating who occupies the home as a primary residence can claim a complete property tax exemption on Form 50-114.

What Happens After You File

The Wise County chief appraiser has up to 90 days to act, counted from the date you first qualify or the date you provide all required information, whichever comes later.9Texas Public Law. Texas Tax Code Section 11.45 – Action on Exemption Applications The district will approve the application as filed, approve a modified version, request more information, or deny it. You receive written notice of the outcome.

The most common denial reason is an address mismatch between your driver’s license and the property. Other causes: no ID attached, blank required fields, or claiming an exemption on a property you don’t actually occupy. Fix the problem and refile.

Approval generally sticks. You don’t reapply each year as long as you continue to own and live in the home. If your mortgage includes an escrow account, the servicer will adjust your monthly payment downward to reflect the lower tax bill, but usually only at the next annual escrow analysis rather than the moment the exemption is approved.10Consumer Financial Protection Bureau. Keeping the Exemption Honest

Filing a false statement on a homestead exemption application can be prosecuted as a Class A misdemeanor or a state jail felony under Texas Penal Code Section 37.10. On the civil side, if a court finds fraud or intent to evade taxes, the penalty is 50 percent of the unpaid taxes, on top of the back taxes themselves and any interest and penalties that accrue once the exemption is reversed.

Most of these cases are not outright fraud. They are homeowners who moved out, started renting the property, and left the exemption in place. Appraisal districts routinely compare homestead records against utility accounts and voter registration data. If the property stops being your primary residence, notify the Wise County Appraisal District yourself rather than waiting to be caught.
