Wood County WV Property Tax: Deadlines, Discounts & Exemptions

Property tax in Wood County, WV is calculated on 60% of your property’s market value, billed in two installments due September 1 and March 1, and discounted 2.5% if you pay either half before its deadline. The Wood County Assessor sets the value, the Sheriff’s Tax Office collects the money, and several exemptions can lower what you owe if you qualify.

How Your Bill Is Calculated

West Virginia law requires every property to be assessed at 60% of its “true and actual value,” meaning the price it would bring in a voluntary sale.1West Virginia Legislature. West Virginia Code 11-3-1 – Time and Basis of Assessments; True and Actual Value A home appraised at $200,000 carries an assessed value of $120,000. That assessed value, not the market value, is what the tax rate is applied to.

The rate itself depends on your property’s class and where it sits. State law splits property into four classes, and most homeowners land in Class II: owner-occupied residential property used exclusively as a home, plus farmland cultivated by the owner or a tenant. Class II carries the lowest rates. Class III covers other property outside a municipality, Class IV covers other property inside a municipality, and Class I covers agricultural personal property and intangibles like stocks and bonds.2West Virginia Legislature. West Virginia Code 11-8-5 – Classification of Property for Levy Purposes

Levy rates are expressed per $100 of assessed value and are set each year by the county commission, school board, and any applicable municipal government. Wood County publishes the current rates annually on its county website. To estimate your bill, divide your assessed value by 100 and multiply by the total levy rate that applies to your class and location.

Payment Deadlines and the Early-Payment Discount

Taxes are split into two installments. The first half is due September 1, and the second half is due March 1 of the following calendar year. If you pay either installment before its due date, you receive a 2.5% discount on that installment.3West Virginia Tax Division. Property Tax Due Dates The discount is automatic once the payment posts before the deadline, so paying a week early is worth real money, not just peace of mind.

How to Pay

The Wood County Sheriff’s Tax Office accepts payments in person at the Wood County Courthouse during regular business hours, by mail to PO Box 1985, Parkersburg, WV 26102, and online through the county’s payment portal using a credit card or electronic fund transfer.4Wood County WV. Make a Payment Credit card payments typically carry a convenience fee of roughly 2% to 2.5% of the transaction.

You’ll need your tax ticket number to pay, along with the map and parcel numbers that identify the property. All of this appears on the paper ticket mailed to you, and you can also look it up through the county’s online Tax Inquiry tool. Real estate and personal property generate separate tickets, so check both if you owe on both.

If your mortgage servicer pays taxes from an escrow account, confirm the payment posted through the Tax Inquiry portal before you send anything yourself. Double-paying creates a cleanup project with the county and your lender.

What Happens If You Miss the Deadline

Missing either due date puts your account into delinquent status, and interest accrues at 9% per year from the delinquency date until the balance is paid.3West Virginia Tax Division. Property Tax Due Dates The Sheriff is required by state law to publish a list of delinquent properties, which typically appears in a local newspaper.

Continued non-payment pushes the property toward the annual sheriff’s tax lien sale, where the county sells the lien to recover what it is owed. The original owner can still reclaim the property during a statutory redemption period by paying all back taxes, interest, and costs before a tax deed is issued. Once a deed transfers to the purchaser, recovery becomes much harder. If you have fallen behind, calling the Sheriff’s Tax Office at (304) 424-1910 early keeps your options open.

Exemptions That Can Lower Your Bill

Homestead Exemption

The Homestead Exemption removes the first $20,000 of assessed value from a qualifying primary residence. On a home assessed at $120,000, that drops the taxable value to $100,000. You qualify if you are at least 65 years old or permanently and totally disabled, and you have lived in West Virginia for at least two consecutive calendar years before the tax year in question.5West Virginia Legislature. West Virginia Code 11-6B-3 – Twenty Thousand Dollar Homestead Exemption Allowed Apply through the Wood County Assessor’s office.

Senior Citizen Property Tax Credit

Homeowners already in the Homestead Exemption program may qualify for the Senior Citizen Property Tax Credit, a refundable credit claimed on your state income tax return.6West Virginia Tax Division. Senior Citizens Tax Credit Household income must fall below 150% of the federal poverty guidelines. For the 2025 tax year, that was $23,475 for a single-person household and $31,725 for a two-person household. Because the credit is refundable, you receive the money even if you owe no state income tax.

Farm Use Valuation

Agricultural land can be taxed based on what it produces rather than what a developer might pay for it. To qualify, the property must either span at least five acres producing $1,000 or more in annual agricultural value, or run under five acres while producing at least $500 in annual gross sales with proof of those sales.7Legal Information Institute. West Virginia Code of State Rules 110-1A-2 – Valuation Rule Applications are due to the Assessor by September 1, and the agricultural data on the form must cover the 12 months before July 1 of that year.

Managed Timberland

Forested land can be valued as managed timberland instead of at its full market price if it is certified by the West Virginia Division of Forestry and managed under a cooperative contract with the agency.8West Virginia Legislature. West Virginia Code 11-1C-11 – Managed Timberland Property that already qualifies as Class II will not be bumped to a higher class just because of the managed timberland designation. Certification can be revoked if the owner stops following the Division’s standards.

Personal Property Tax Filing

Property tax here covers more than real estate. If you own business equipment, vehicles, boats, or other tangible personal property, you must file a return with the Assessor by September 1 each year.9Wood County WV. Assessor Wood County offers an online filing portal through its online services page.10Wood County WV. Online Services

Missing the deadline carries real consequences. The Assessor can add 10% to your prior year’s value, impose a fine of $25 to $100, and strip your right to challenge the assessment.9Wood County WV. Assessor That last penalty is the one that stings most: once you lose the ability to contest your valuation, you are locked into whatever figure the Assessor sets.

Appealing Your Assessment

If you think the Assessor overvalued your property, start informally by contacting the Assessor’s office and asking for a review. Bring documentation: a recent appraisal from a licensed appraiser, sale prices of comparable nearby properties, or evidence of physical problems that reduce the property’s worth. The burden is on you to show the Assessor’s figure is wrong.

If that does not resolve it, appeal to the County Commission sitting as the Board of Equalization and Review, which hears cases in February. Submit written notice of your intent to appeal before the board’s session. If you are still unsatisfied, the next step is the state Office of Tax Appeals, where petitions must be filed by March 31 of the property tax year.11West Virginia Legislature. West Virginia Code 11-3-25B – Appeal to Office of Tax Appeals Miss March 31 and your appeal for that tax year is dismissed, so put the date on your calendar the moment you decide to contest.
