West Virginia property tax maps are available free online at the statewide WV Property Viewer, hosted at mapwv.gov/parcel/. The tool covers all fifty-five counties and lets you look up parcel boundaries, ownership, assessed values, legal descriptions, and building information without visiting a courthouse.1West Virginia Property Viewer. County assessor offices also run their own portals, and those may show recent levy or assessment updates slightly ahead of the statewide viewer. What You Need Before Searching
You don’t need every item below. Any one of these will get you to a parcel:
- Full Parcel ID. This is the most precise route. West Virginia parcel IDs use six segments: county code, district code, map number, parcel prefix, parcel suffix, and special ID. - Owner name. Select a county first, then search in LASTNAME FIRSTNAME format.1West Virginia Property Viewer. WV Property Viewer
- Property address. Select a county and enter the address.
- E-911 address. A street-address search that works across all counties without picking one first. Rural routes and P.O. boxes won’t work here.
- Drawing on the map. If you know roughly where the land sits, sketch a point, rectangle, or polygon on the map to pull up parcels in that area.
Your Parcel ID is on your property tax bill and on any recorded deed. If you’re working from an older deed with metes-and-bounds descriptions, use the owner-name or address search instead.
How to Search the WV Property Viewer
Go to mapwv.gov/parcel/ and pick your search method from the navigation bar. Parcel-attribute searches (owner name, parcel number) prompt you to choose a county first. Type the search term, press Enter, and the map centers on the match with its boundary highlighted.
Zoom with your mouse wheel or the on-screen controls to inspect boundary lines, or zoom out for neighborhood context. Click and drag to pan. The basemap panel offers fifteen backgrounds, including satellite imagery so you can compare tree lines, fences, and structures against the mapped boundaries.1West Virginia Property Viewer. The layers panel toggles parcel boundaries, tax district lines, address labels, flood zones, and reference layers, with an opacity slider for reference layers when you want satellite imagery partially visible under the parcel overlay. The draw-and-measure tool sketches polygons, lines, or points and returns area or distance readings; you can add text labels and buffers to your drawings.1West Virginia Property Viewer. If a parcel doesn’t appear, confirm you selected the correct county and check your leading zeros. The IAS format drops leading zeros on the map number but pads the other segments to four digits, and that inconsistency trips people up.
What the Map Shows You
Clicking a parcel opens two tiers of information. The basic popup lists the owner’s name, physical address, property class, legal description, and community information. It also offers quick links to Google Maps, Google Street View, Bing Maps, and OpenStreetMap, plus a link to the full IAS assessment record.1West Virginia Property Viewer. WV Property Viewer
The detail view expands into six sections: description, property owner, physical address, building information, cost values, and appraised values. The cost and appraised value sections hold the numbers that feed your tax bill. West Virginia assesses property at sixty percent of true and actual value as of July 1 each year, so the assessed value on any parcel will be lower than what the state treats as market value.3West Virginia Legislature. Surface Parcels vs. Mineral Parcels
West Virginia keeps separate tax maps for surface rights and mineral rights, which matters in a state where coal, gas, and oil rights are frequently severed from the surface. This catches buyers off guard when they’re evaluating rural land where mineral rights carry real value. If a seller claims to convey mineral rights, verifying them against the mineral tax maps is a separate step the surface viewer cannot help with. What the Online Map Cannot Tell You
The WV Property Viewer is a reference tool, not a legal survey. Boundaries reflect the assessor’s records, not the precision of a licensed surveyor. If you’re closing on property, settling a boundary dispute, or building near a line, you need a proper survey. The map tells you roughly where land sits and what the assessor thinks it is worth. It won’t settle an argument about a fence six inches over the line.
The built-in measurement tools give rough estimates. They rely on the basemap’s coordinate system and can distort, especially where elevation changes are significant. Treat on-screen measurements as approximations, not figures for a closing table.
Flood zone layers pull from FEMA data. For official flood maps with panel numbers and effective dates, use FEMA’s Flood Map Service Center at msc.fema.gov.4FEMA Flood Map Service Center. FEMA Flood Map Service Center If your parcel sits in Zone AE or VE, a mortgage lender will almost certainly require flood insurance, so confirm those designations before you commit.
Using the Map to Question an Assessment
If the assessed value on the viewer or on your annual notice looks wrong, the online map is a useful starting point for a challenge. Compare your parcel’s assessed value and acreage against neighboring properties to spot inconsistencies, and check the building information tab for wrong square footage or an incorrect description of improvements. Print or screenshot those comparisons before you file.
West Virginia gives you two formal paths: appeal to the county commission sitting as a Board of Equalization and Review, or take the dispute to the state Office of Tax Appeals. For property-valuation appeals to the Office of Tax Appeals, the petition must be filed by March 31 of the property tax year, or the appeal is dismissed as untimely. For appeals involving a classification or taxability ruling from the Tax Commissioner, you get thirty days from written notice of the ruling.
