WV Tax Map: What It Shows and How to Look It Up

A WV tax map is a county-maintained drawing of every taxable parcel in West Virginia, showing property boundaries, acreage or lot dimensions, ownership, and classification. The fastest way to view one is the state’s WV Property Viewer, which covers all 55 counties and lets you search by parcel number, owner name, or street address.1WV Property Viewer. Searching the WV Property Viewer

Pick your county first, then choose one of three search methods.

If you have the parcel number, enter it directly. That is the most precise option and avoids duplicate-name confusion.

If you are searching by owner, enter last name first, then first name, like “Smith John.” Partial names work, so “Smith” alone returns every Smith in that county. Start broad if you are unsure of spelling and narrow from there.1WV Property Viewer. WV Property Viewer – Help

If you are searching by address, use the E-911 street format: street address, city, state abbreviation. “98 Beechurst Ave, Morgantown, WV” is the pattern. Rural route numbers and PO boxes will not return a result.1WV Property Viewer. WV Property Viewer – Help

Once a parcel loads, you can toggle between standard map, satellite, and topographic views. Zoom in for boundary detail; zoom out to place the land in neighborhood context.

Looking Up a Tax Map in Person

Every county assessor’s office keeps surface tax maps that you can view or buy, and all 55 are housed at the courthouse in each county seat.2West Virginia GIS Technical Center. In-person visits are worth the trip if you want staff help interpreting a map or comparing older boundaries to current ones.

What Shows Up on the Map

A tax map draws parcels to scale and marks their relationship to neighboring tracts. Urban parcels are dimensioned in feet; rural parcels are shown in acres, except rural parcels smaller than one acre, which are shown in feet or fractions of an acre.3Cornell Law Institute. W. Va. Code R. 189-4-6 – Tax Mapping Procedures Roads, utility rights-of-way, and streams appear on the map to anchor the parcels to real-world features.

Click into a parcel and you get the current owner’s name, physical address, property class, legal description, and community information.1WV Property Viewer. Reading a West Virginia Parcel Number

Every parcel has a Root Parcel ID with six hyphen-separated segments: county code, district code, map number, parcel prefix, parcel suffix, and a special ID. A full ID looks like 31-05-0007-0031-0015-0000.1WV Property Viewer. WV Property Viewer – Help All segments except the county and district codes may contain letters as well as numbers, and each segment is padded with leading zeros to four digits.

For a Property Viewer search you enter the shorter form: the two-digit district number, then map, parcel, and suffix numbers, formatted like 01 2345-6789-0123.1WV Property Viewer. WV Property Viewer – Help Your parcel ID is printed on your annual property tax bill, usually labeled as the property account number or map ID, and it also appears in the legal description or header of a recorded deed.

The Map Is for Taxation, Not Boundary Disputes

State regulations require every tax map and digital parcel file to carry a disclaimer stating the product “was developed for taxation purposes and is therefore not suitable for legal, engineering, or surveying purposes.”4Cornell Law Institute. W. Va. Code R. 189-5-8 – Map Disclaimer and Scope of Surveying Practice If you and a neighbor disagree about where a line runs, the map will not settle it. A licensed surveyor is what you need to establish a boundary that holds up in court.

Where the tax map and a recorded deed disagree about acreage, the deed controls under WV 189 CSR 3.5West Virginia Real Estate Assessment. West Virginia Real Estate Assessment The deed is the legal instrument. The map is the county’s working sketch built from that deed and other available records.

Surface Maps vs. Mineral Maps

In West Virginia, surface rights and mineral rights are often held by different owners, and the map system reflects the split. Surface tax maps show land and visible structures. Mineral tax maps track subsurface interests like coal, oil, gas, and timber as separate taxable parcels.2West Virginia GIS Technical Center. Tax Maps – Surface and Mineral Parcels (Statewide) Mineral maps are not available for every county, and the Mined Minerals GIS Section of the WV Property Tax Division handles those records; contact them to check what exists for a given area.

Information submitted for mineral valuations is treated as confidential under state law, so mineral maps often carry less ownership detail than surface maps. If you own mineral rights or are checking them before a purchase, pulling the surface map alone will not give you the full picture.

Fixing an Error on Your Tax Map

Errors on a tax map, whether a misspelled name, a wrong address, or a boundary that does not match the deed, go to the county assessor’s office. Bring a copy of your deed or a professional survey; it speeds everything up.5West Virginia Real Estate Assessment. West Virginia Real Estate Assessment For acreage, the deeded figure wins, so the assessor should update the map once you produce the deed.

If a recent purchase has not appeared on the map yet, the lag has a cause. For transfers that happen between July 1 and June 30, assessors are required to submit the revised maps to the WV Property Tax Division by February 1 of the following calendar year.5West Virginia Real Estate Assessment. How the Map Connects to Your Tax Bill

Parcel data feeds the county’s assessment and billing system. West Virginia law requires property to be assessed at 60 percent of its true and actual value, and that assessed value is multiplied by the local levy rate to produce your tax bill. Levy rates vary by location because they combine state, county, school, and municipal levies, with state-set maximums for each of four property classes.6West Virginia Tax Division. Property Tax Rates

The classes are:

  • Class I: tangible personal property used in agriculture and owner-occupied residential property.
  • Class II: all other real and personal property located outside a municipality.
  • Class III: real and personal property inside a municipality but outside the owner’s primary residence exemption.
  • Class IV: real and personal property inside a municipality used for commercial or industrial purposes.

Your parcel’s class shows up in the Property Viewer’s information panel.1WV Property Viewer. WV Property Viewer – Help If it looks wrong, the map data is the starting point for a correction request to the assessor.
