You can view Yates County tax maps for free online at yates.sdgnys.com, or examine and order copies in person at the Real Property Tax Service Agency in Penn Yan. The maps show parcel boundaries, acreage, assessed values, and the taxing jurisdictions that apply to each lot. They are built for assessment work, not for settling where your fence should go.1Yates County, NY. Tax Mapping
Search a Parcel Online
The county’s property search runs on the Beacon platform at yates.sdgnys.com.2Beacon. Yates County NY – Search No login is needed. Choose the public access option and enter a Section-Block-Lot (SBL) number, owner name, or street address. The system returns matching parcels, and clicking a result opens the full property profile.
A map tab inside the profile launches the GIS viewer in your browser. You can zoom to individual lots and switch between a standard map, aerial photography, and topographic layers to see terrain, roads, and neighboring parcels. A separate GIS parcel viewer at gisportal.yatescounty.org offers similar spatial tools.
What the Profile Shows
Each parcel profile pulls from the most recent final assessment roll. You’ll see the full market value the assessor assigned, the taxable assessed value used to calculate the levy, the property classification code, and the school district and other special taxing districts attached to the land. That’s enough to compare your assessment against similar nearby parcels or to estimate taxes on a property you’re thinking about buying.
Mid-year changes, such as an ownership transfer or a successful grievance, may not appear online until the next roll is published. For the latest status, call the Real Property office.
Finding and Using the SBL Number
Every parcel in the county has an SBL. New York’s Real Property Tax Law recognizes the lot, block, and section number on an approved tax map as a sufficient legal description of a parcel.3New York State Senate. New York Code RPT 502 – Form of Assessment Roll The number stays with the land through ownership changes, which makes it the most reliable way to search.
Your SBL appears on your property tax bill and on your recorded deed. If you don’t have either in front of you, the Beacon portal will also match on owner name or street address and show you the SBL once you open the parcel.
Tax Maps Are Not Boundary Surveys
This is the part people most often get wrong. Tax map lines are approximate boundaries compiled for assessment purposes, not precise lines established by a licensed surveyor. Yates County states plainly that its tax maps and digital orthophotography are “reference material only and should never be used for actual property boundary determination.”1Yates County, NY. Tax Mapping
The New York State GIS Clearinghouse carries the same caution: parcel data “is not a substitute for a legal parcel survey” and comes “as is” with no guarantee of accuracy.4NYS GIS Clearinghouse. Parcels The gap between a tax map line and a real surveyed boundary can run from a few feet to dozens of feet, depending on how the underlying data was compiled.
If you’re arguing with a neighbor about a line, closing on a purchase, or building near the edge of your lot, hire a licensed land surveyor. A recorded survey tied to deed descriptions and physical monuments is what courts rely on. A tax map line, however official it looks on screen, carries no legal weight in that context.

Digital Shapefiles
The county also sells GIS shapefiles with parcel data attached, either for a single municipality or for the entire county. The shapefile refreshes once a year in July with final roll data, so it tracks the same cycle as the published assessment roll.1Yates County, NY. Tax Mapping Pricing and terms are set by a buyer’s agreement available through the Real Property office.
Fixing an Error on the Map
If a boundary, acreage figure, or other detail looks wrong, contact the Real Property Tax Service Agency. Typical problems include boundaries that don’t reflect a recorded subdivision, incorrect acreage calculations, and parcels that were merged or split without the map catching up.
Bring documentation: a recent survey, a recorded deed with a legal description, or a subdivision plat approved by the local planning board. The mapping department reviews what you submit and corrects the record when the evidence supports it. Because the shapefile only refreshes in July, a mid-year fix may not appear in the digital data until the next annual update. If the error also affects your assessed value, file a formal grievance with your local assessor on your municipality’s Grievance Day; that’s a separate process on a separate timeline.
